FAIR HOUSING ACT: Title VIII of the proposed Civil Rights Act was known as the Fair Housing Act, a term often used as a shorthand description for the entire bill. It prohibited discrimination concerning the sale, rental and financing of housing based on race, religion, national origin and s*x. TRUTH IN LENDING ACT: of 1968 is a United States federal law designed to promote the informed use of cons

umer credit, by requiring disclosures about its terms and cost to standardize the manner in which costs associated with borrowing are calculated and disclosed. Upon moving to North Carolina in 1989 to attend North Carolina State University on a soccer scholarship, Leila knew she had found what she would always call “Home”. She fell in love with NC and Wilmington quickly became her favorite town to visit. She relocated from Raleigh to Wilmington in 2007 and worked in the tourism industry before following her passion for a career in real estate. She purchased a few Historic downtown Wilmington condos so she could share that passion with visitors and potential residents. She has met so many wonderful travelers who also now call Wilmington, NC their home. In her free time, Leila enjoys fishing, boating, working out, playing with her furbabies, spending time with the family, cooking, and of course enjoying our lovely downtown Historic District and beautiful beaches. She strives to help her sellers and buyers achieve their dream!

One of the biggest questions I’m getting right now is: “What’s going to happen with the housing market in the second half of the year?”

And it makes sense why everyone is asking.

Affordability is tight. Rates feel high. Prices do too.

And people want to know if the second half of the year is going to be better.

Here's the honest answer. A lot of it depends on what happens with inflation – and the lingering uncertainty overseas. But even in today’s market, there’s opportunity, if you know where to look.

Want a breakdown of what’s impacting the market, where experts think things could go from here, and what you can actually do about it?

Send a DM or drop a comment below and I can send you over an article that breaks it all down.

The Real Reason Some People Are Still Moving Right Now

Life changes. Priorities shift. Families grow. Kids move out. Careers evolve. And eventually, the house you’re in may stop fitting the life you’re living.

If that’s been weighing on you lately, let’s talk through what your options could realistically look like today, no matter where rates or prices are.

Life can’t always wait for perfect market conditions. Maybe you don’t have to either.

You may be telling yourself you’re going to wait to move – maybe you’re hoping mortgage rates will come down, prices will fall, or the market will feel a little easier.

Record High Mortgage Debt Sounds Scary. Here’s What the Headlines Leave Out.

Record mortgage debt makes for a scary headline. But context matters.

Equity is near an all-time high, home values have surged, and the vast majority of homeowners are in a position of real financial strength. The conditions that made 2008 a crisis simply don't exist right now.

If you're wondering what all of this means for your situation, whether you're thinking about buying, selling, or just trying to make sense of the market, reach out anytime. No pressure, just answers.

You may have seen the headlines lately about mortgage debt in America hitting a record high.

Nearly 40% of potential sellers say they're planning to offer concessions this year – up from 30% in 2025.

That increase means you could see more flexibility on things like sellers covering your closing costs, adjusting the price, or making repairs.

But what’s worth asking for and what’s a long shot will vary depending on where you’re looking. That’s where I can help.

DM me and let's talk about what concessions make sense in our market. Because, for buyers, the right ask could save you thousands.
