šŸšØ The Fed raised ratesā€”but that does NOT mean mortgage rates automatically jumped by 0.25%.

The Federal Reserve increased its benchmark rate to 3.75%ā€“4.00% to keep fighting inflation. That rate directly affects short-term borrowing, like credit cards and some home-equity lines, more than it affects 30-year mortgages.

Mortgage rates follow the bond market, inflation and expectations about what happens next. In fact, when a Fed move is widely expected, much of the reaction may already be reflected in mortgage rates before the announcement.

BEFORE YOU SPEND $1 RENOVATINGā€¦ DO THIS.

Before you start ripping out cabinets, ordering tile and casually spending $30,000 because HGTV convinced you the house needs a ā€œrefreshā€ā€¦ šŸ˜‚

Do these 3 things first:

1. CLEAN.
And I mean really clean. Baseboards, windows, grout, cabinets, all of it.

2. DECLUTTER.
Buyers need to picture their life in the house ā€” not tour every possession youā€™ve collected since 2007.

3. FIX THE LITTLE STUFF.
Dripping faucet. Loose doorknob. Outlet that doesnā€™t work. Garage door with an attitude.
Little broken things make buyers start wondering about the big broken things.

2. Lose the builder-basic lights.
A good statement fixture can change an entire room.
3. Swap the cabinet hardware.
New pulls + k***s = one of the easiest kitchen glow-ups.
4. Go bigger with mirrors.
They bounce light, make rooms feel larger and give you that polished look.
5. Match your lightbulbs. PLEASE. šŸ˜‚
Warm, consistent lighting throughout the house. No warm yellow lamp fighting with an operating-room-white ceiling light.
6. Think BIG with artwork.
One oversized piece usually looks more intentional ā€” and more expensive ā€” than 27 tiny things on the wall.
