🏡 Wilmington Real Estate Market Update | September 21, 2026

We saw a noticeable pickup in real estate activity this week across New Hanover, Pender, and Brunswick Counties. More homes came on the market, more went under contract, and closings jumped compared to last week.

📈 Active listings: 4,207, up from 4,153
🏠 New listings: 290, up from 235
📝 Under contract: 252, up from 235
⚡ New & under contract: 27, down slightly from 29
🔑 Closed: 228, up from 154
⏱️ Average days on market: 70, down from 73
💰 List-to-sale price ratio: 99%, up from 98%

One of the biggest changes was the increase in fresh inventory. 55 more listings hit the market than last week, helping push the total number of active listings above 4,200. At the same time, contract activity increased, showing that buyers are continuing to make moves even as their selection grows.

Closings also climbed substantially, from 154 to 228. Meanwhile, average days on market improved by three days, and the list-to-sale price ratio ticked up to 99%.

For sellers, the combination of more inventory and a 99% list-to-sale ratio highlights the importance of pricing and presentation. For buyers, inventory above 4,200 means more properties to sort through—but the increase in contracts is a reminder that well-positioned homes are still attracting attention.
