Shawna Hodges ERA Fernandina Beach Realty As a military wife for almost 30 years, My husband and I have bought and sold many homes over the years. I aim to make it enjoyable and non stressful.

I decided to become a realtor because I loved the process of buying and selling a home and wanted to help others do the same. I'm originally from Lemoore, CA and now love living in Yulee, FL. I love being near the beach and surrounded by all the nature. In my free time I like to run, volunteer with Special Steps, kayak, walk our 3 dogs, spend time with my husband of 30 years and our two adult children, and most importantly attend church at Mercy Hill for worship and praise.

Amelia Island thrift store bargain! Love when I can find a good deal. Found Calia brand skort new with tags priced originally at $70. The thrift store price was $12 and clothes were half off today. So my new with tags skort I got for $6.42 🎉

Things that I have learned as a realtor that cause a bump with getting home owners insurance. Not all are deal breakers and if you have a good insurance agent they will find companies that allow grace periods to correct the issues. 1) Water Heaters: most insurance companies have a cap on the age of a water heater they will insure. If they are leaking they will for sure want it replaced. 2) Electric Panels: insurance companies will want them to be up to date and don’t like to see these old Challenger panels. 3) Cloth Wiring: this material was used years ago and poses a fire hazard. Insurances don’t like to insure a home with it. 4) Polybutylene Pipes: this is an old way of doing plumbing. Insurance companies don’t like to insure homes that have this old piping. 5) A/C: depending on the age the insurance companies might want it updated. 6) Roof: depending on the age the insurance companies might want it updated. Going and looking at a home is more than just looking at the surface of things. Make sure you have a realtor that helps remind you of that and looks at the details too. Shawna Hodges, Realtor.
