Are you wondering what's going on in the Halifax Real Estate market? This is one of the best illustrations. The chart below shows 5 years of data from April 2021 to the end of April 2026 concerning residential property in the Halifax-Dartmouth region. The green wavy line shows, month-by-month, the number of active listings on the market. The blue bars at the bottom show, month by month, the number of sales. It is a visualisation of the balance between supply and demand. Over these five years the market has been moving away from a hot Sellers' market to something more balanced. We had a weak autumn in 2025 but we have been expecting a spring surge.
Now notice that the last blue bar on the right of the chart (sales in April) is significantly smaller than the previous bar (sales in March). There was a signficiant decline from 400 down to something around 250. That is unusual. A decline in the month of April is not seen in any of the previous years.
At the same time as this decline in sales (representing fewer buyers in the market), we also see a steep increase in the amount of listings (the green line). At that trajectory, it is quite likely that in May the line will be even higher than the previous year. If we ask for a reason why April should have been such a terrible month it is not so straightforward. Economic and global instability may be making people hesitate about buying a new home right now, but that's just speculation on my part. If it is just hesitation, then perhaps the buyers will back on the market in May. If it is more structural, then there will be some real downwards pressure on prices this year.
