I never thought I’d say this, but since moving to BC and living on an acreage, I’ve actually gotten used to snakes!

I used to have a real fear of them, but seeing garter snakes around our property has completely changed my perspective. They’re actually good to have around your home, they help keep populations of insects, slugs, worms and other small pests under control.

So, instead of being afraid when I see one, I’m starting to appreciate these little guys as part of our backyard ecosystem.

A little unexpected bonus of acreage living in the East Kootenays!

Saturday morning inspection views, from the roof!

After more than 15 years of inspecting homes, I still have to pinch myself sometimes when I look around and realize this is what I get to look at while doing what I love.

I’m incredibly grateful for how warmly the Kimberley and East Kootenay communities have welcomed me and for everyone who has trusted me with their home inspections thus far. Starting a small business in a new community is a big step, and the support I’ve received has meant more than I can say.

Thank you to everyone who has supported my business, recommended me, and trusted me to be part of such an important step in your home buying journey.

Rain, Rain, Let It Rain

What better way to celebrate a little rain in Kimberley than with some rain maintenance around your home?

When the rain comes, take a few minutes to make sure water is flowing away from your home, not toward it.

A few things worth checking:

* Gutters are clear and draining properly
* Downspouts are directing water well away from the foundation
* Grading around the home slopes away from the house
* Window wells and drains are clear
* Check for pooling water around the foundation

A little maintenance now can help prevent bigger problems later.

A LITTLE PREPARATION GOES A LONG WAY

With wildfires affecting communities throughout British Columbia, our thoughts are with everyone who has been evacuated, is preparing to evacuate, or is watching and waiting as conditions change.

As first time residents of British Columbia, we’ve been learning a lot about wildfire preparedness and what it means to live in an area where wildfire risk is part of life. One resource we’ve found particularly helpful is the PreparedBC Wildfire Preparedness Guide, and we wanted to share it with our community.

The guide covers everything from creating an emergency plan and preparing a grab and go bag, to preparing your home, planning for your pets and knowing what to do if an evacuation order is issued.

A few things every homeowner can consider:

• Keep leaves, needles and other combustible materials cleared from around your home.
• Keep vegetation and firewood away from the house.
• Keep gutters and roof areas clean.
• Have emergency supplies and important documents ready to go.
• Prepare a grab and go bag for your household and pets.
• Know your evacuation routes and have a plan.
• Stay informed and follow directions from local emergency officials.

Our Four Legged Family Members & Home Safety

Our pets are more than just animals, they are family and some of our greatest companions. As we work to keep our homes safe for the people we love, we need to remember our four legged loved ones too.

As a home inspector, I look at how a home’s systems, structure, and maintenance can impact the people living inside it and that includes our pets.

A few important things pet owners should keep in mind:

Keep floors and entryways protected
Wet paws, mud, and spills can lead to moisture damage over time. Use mats at entrances and watch for areas where water can collect.

Maintain your HVAC system
Pet hair and dander can build up quickly in furnace filters. Regular filter changes help your system run efficiently and improve indoor air quality.

Check fencing, decks, and outdoor areas.
Loose boards, damaged gates, and deteriorating fences can create safety hazards for curious pets.

Store chemicals and supplies safely
Cleaning products, automotive fluids, fertilizers, and other household chemicals should always be kept secured away from pets.

Watch for hidden moisture issues
Areas around water bowls, pet beds, and frequently used entrances can experience wear and moisture problems if not monitored.
