September numbers are in for London & St. Thomas 📊

561 homes sold — up 5.3% from last September — even with fewer new listings hitting the market. Inventory tightened to 5.9 months.

The interesting split: North London prices up 2.8%, while the East dipped 9.3%. Location really is everything right now.

🍂 Hello October!

Fall is probably my favorite time of year in London. The cooler mornings, the changing leaves, getting out for a walk—hopefully a few more rounds of golf before the season is over.

It’s also a good time to slow down a little and appreciate the people and places that make London feel like home.

Before the colder weather arrives, take 15 minutes to walk around your home and look for the little things that are easy to overlook:

🍁 Clear leaves away from drains and window wells
🚪 Check doors and windows for drafts
🔥 Have your furnace serviced if needed

• Parking & garage
• Recent comparable sales
• Current inventory and buyer demand

And one of the biggest factors? Timing.

The same house can have a very different value depending on what the market looks like when it’s sold.

🎒📚 Back to school!

The backpacks are packed, the lunches are made, the alarm clocks are officially back in business… and summer is officially over!

For the kids, it’s a new school year filled with new teachers, new friends and new adventures.
