May 2026 Market Update – A Busy Spring Market Continues

The latest CLAR statistics show strong momentum across Durham, Peterborough, and Kawartha Lakes, with sales, listings, and buyer activity all increasing as we move through the spring market.

🔹 Durham Region
770 homes sold in May, up 12.2% from April. The average sale price edged up to $851,373, while homes sold in an average of just 24 days, highlighting continued buyer demand.

🔹 Kawartha Lakes
Sales jumped 40.2% month-over-month, reaching 115 transactions. With more listings coming to market, buyers are benefiting from increased choice while homes continue to sell at a healthy pace.

🔹 Peterborough
A standout month with 205 sales, up 22% from April. The average sale price climbed to $712,970, representing a 10.6% increase, as strong buyer activity continued throughout the region.

🏡 More listings, rising sales, and shorter days on market are all signs of an active spring market. Buyers are finding opportunities, and sellers are benefiting from motivated demand.

💡 With governments continuing to focus on housing supply and affordability initiatives, the market remains one to watch as we head into summer.

The spring market is picking up across Durham, Peterborough, and Kawartha Lakes, with sales and listings rising significantly month-over-month. More activity means more opportunities on both sides of the market.

🔹 Durham Region
Sales jumped to 596 homes (+63%), while the average price adjusted to $838,190. With new listings up 57% and homes selling in just 25 days, the market is moving with more options and steady pace.

🔹 Kawartha Lakes
A strong rebound this month — sales up 65% and prices climbing to $681,209 (+10.9%). Increased inventory is giving buyers more flexibility while demand continues to build.

🔹 Peterborough
Sales rose to 119 homes (+50%), with prices holding stable at $597,912. A major jump in listings (+82%) is creating a more balanced environment heading into peak season.

💡 With more listings, rising sales, and new government incentives like HST relief on new homes, the spring market is opening doors for both buyers and sellers.
