❓ When buying a home, if I offer the full asking price, does the seller have to accept my offer?

Not necessarily.

The listing price is an invitation to buyers to submit an offer. By itself, it does not mean the seller is obligated to accept an offer at that price.

When an offer is submitted, the seller can accept it, reject it, make a counteroffer, or let it expire.

Remember, price is only one part of an offer. The seller may also consider the closing date, conditions, deposit, inclusions, and other terms when deciding how to respond.

Understanding how offers work can help you make a stronger, more informed offer when the right home comes along.

❓ Can a non-Canadian buy a home in Canada right now?

It depends.

For the purposes of this law, in general terms, a “non-Canadian” is someone who is neither a Canadian citizen nor a permanent resident of Canada.

Under the Prohibition on the Purchase of Residential Property by Non-Canadians Act, there are currently restrictions on certain non-Canadians purchasing residential property in Canada.

📅 The federal prohibition is currently scheduled to remain in effect until January 1, 2027.

✔️ However, there are exceptions. Being a non-Canadian does not necessarily mean you cannot purchase a property. It depends on the specific circumstances and the property involved.

The answer is: No.

A 700+ credit score is not always required to buy a home in Ontario.

While a higher credit score may give you access to more mortgage options and potentially better interest rates, depending on the lender and your overall financial profile, some buyers may qualify with a credit score below 700.

Mortgage lenders don’t look only at your credit score. They also consider factors such as:

✔️ Your employment history
✔️ Your existing debt
✔️ Your down payment
✔️ Your overall financial situation

The best way to find out what you qualify for is to get a mortgage pre-approval before you start shopping for a home.

While interest rates are important, they’re only one part of the decision. Home prices, your financial situation, the number of homes available, and your long-term goals all play an important role as well.

In some cases, waiting may work in your favour. In others, lower interest rates can bring more buyers into the market, increasing competition and putting upward pressure on home prices.
