Getting help from family for your down payment? You're not alone — and it's completely allowed!

Most lenders will accept a gifted down payment from an immediate family member like a parent, grandparent, sibling, or spouse. If you're an employed buyer, that gift can actually cover 100% of your required down payment. Just keep in mind — gifted funds can't be used for closing costs. Those need to come from your own savings.

A gift letter is a must. It needs the donor's name, their relationship to you, the exact dollar amount, the property address, and a signed confirmation that no repayment is expected. Those funds should also be sitting in your Canadian bank account 15–30 days before closing.

The good news? There's no gift tax in Canada — no surprises from the CRA for either of you.

Have questions about using a gifted down payment? Drop them in the comments — I'd love to help!

Did you know you could pay zero GST on a brand new home under $1 million? That's not a typo — and it's one of the biggest savings opportunities I've seen for first-time buyers in a long time.

Bill C-4 became law on March 12, 2026. If you signed an agreement of purchase and sale on or after March 20, 2025, you may qualify. But here's the catch — if you're buying with a partner, you both need to independently meet the first-time buyer criteria. If one of you doesn't qualify, the rebate disappears entirely.

And when you stack this with Ontario's proposed provincial rebate, total savings could reach up to $130,000. The savings are credited directly by your builder at closing — no waiting on a refund cheque.

Big decision coming October 28th — the Bank of Canada meets again, and this one is worth paying attention to.

The BoC has held the policy rate steady for seven straight decisions, but markets are now pricing in a real chance of a hike at this next meeting — and December odds are climbing even higher. If your mortgage is coming up for renewal in the next few months, you might be asking yourself: do I lock in now, or wait and see?

Honest answer — it depends on your situation. But "wait and see" carries more risk than it did a year ago. I work with multiple lenders, so I can help you compare what's actually available and figure out what makes the most sense for your goals.

Have you started thinking about your renewal yet? Drop a comment or send me a DM — happy to chat!

The Bank of Canada just held its overnight rate for the seventh consecutive time — and if your mortgage is coming up for renewal, that stability might feel reassuring. But here's what I'm actually telling my clients right now: a hold doesn't mean rates stay frozen forever.

Economists are expecting another hold at the next announcement, but there's growing chatter about potential movement in early 2027. Geopolitical pressure, energy prices, and Canada-U.S. trade tensions are all keeping the BoC on edge. The window to lock in a competitive fixed rate is open right now — and most lenders are offering rate holds for up to 120 days.

If your renewal is coming up in the next few months, let's talk through your options before the picture changes. A quick conversation could save you a lot of stress down the road. Drop a comment below or send me a DM to get started! 👇

Seven holds in a row. The Bank of Canada held its policy rate at 2.25% again on September 2nd — and if you're an Ottawa homeowner coming up on renewal, I know the question on your mind: should I just wait for October?

Here's my honest take. The next announcement is October 28th, and most analysts expect another hold. Waiting isn't necessarily wrong — but it's not a guaranteed win either. Fixed rates follow the bond market, not the Bank of Canada directly, so the October announcement may not change your renewal picture as much as you'd think.

What matters more right now is understanding what your actual options look like so you're not making that decision blind.

If your renewal is coming up in the next few months, let's talk it through before October — so you're ahead of it either way. Drop a comment or send me a message!

The Bank of Canada just released its rate announcement this morning, and as many economists expected, they've held the overnight rate steady. With inflation still sitting above target and ongoing uncertainty around U.S. trade, the Bank is staying cautious for now.

For anyone in Ottawa with a variable rate mortgage, this means your payments aren't changing today. And if you're in the middle of buying or thinking about renewing soon, the rate environment stays the same for now. The next announcement to watch is October 28, 2026, and that one comes with a full Monetary Policy Report, so it could carry more weight.

If you're wondering what this means for your specific situation, whether you're renewing, buying, or just keeping tabs on things, I'm happy to talk it through. Drop a comment below or send me a message and we can figure out the best move for you 🙌

The 30-year amortization has been available for insured mortgages since December 15, 2024, and I still get questions about it every week — so let me break down who it actually makes sense for here in Ottawa.

If you're a first-time buyer OR buying a newly-built home with less than 20% down, you qualify. On a $560K mortgage, stretching to 30 years can lower your monthly payment by around $280 compared to a 25-year amortization. That's real breathing room, especially when Ottawa's average home price hit $733,648 in June 2026. Even a townhouse is averaging $555K right now — so every dollar of cash flow counts.

That said, I always want people going in with eyes open. The 30-year schedule does cost significantly more in total interest over time, and you'll build equity more slowly in those early years. For some buyers it's the right call. For others, 25 years still makes more sense. The honest answer? It depends on your situation. That's exactly the kind of conversation I love having — no pressure, just real numbers and options that actually fit your life in Ottawa.

Drop a comment or send me a DM and let's figure out what works for you.

The next Bank of Canada rate announcement is September 2nd, and a lot of people are asking me the same question right now: should I go fixed or variable?

Here's where things stand. The BoC has held the rate at 2.25% six times in a row now. Most of the big banks expect that to continue through the rest of 2026, but Scotiabank and National Bank aren't ruling out a hike or two if inflation picks up. Markets are only pricing in about a 14% chance of a move on September 2nd, but that number climbs to 44% by October. So it's not exactly a clear-cut call.

If your mortgage is coming up for renewal this year, you're not alone. Over a million Canadian mortgages are renewing in 2026, many of them locked in at those pandemic-era rates under 2.50%. That renewal conversation looks really different now, and the fixed vs. variable decision needs to actually match your situation, your timeline, and your comfort with uncertainty. There's no one-size-fits-all answer here. If you want to talk through what makes sense for you before September 2nd, drop a comment or send me a message and let's figure it out together.

If you're buying a new build in Ottawa, there are two rebates right now that can stack together — and most people have no idea both exist.

Here's the quick breakdown. The federal GST rebate (passed earlier this year) eliminates the full 5% GST on new homes up to $1 million for first-time buyers. That's a savings of up to $50,000. Then Ontario announced its own enhanced HST rebate back in March — and this one applies to ALL new home buyers, not just first-timers, for purchase agreements signed between April 1, 2026 and March 31, 2027. That rebate covers up to $130,000. If you're a first-time buyer, both stack automatically. If you've owned before, the Ontario rebate alone still gives you serious relief.

The best part? Both rebates are applied right at closing. Your builder credits them on the statement of adjustments, so you're not chasing a refund after the fact. But there are qualification rules, construction deadlines, and timing windows that matter — so before you sign anything, let's talk through whether you qualify and how this affects your financing picture.

Drop a comment or send me a DM. Happy to walk you through it.

If your mortgage is coming up for renewal, please don't just sign whatever your lender sends you. I see this happen all the time and it genuinely costs Ottawa homeowners thousands of dollars they didn't have to spend.

Here's what's happening right now: we're in the middle of a massive renewal wave, and about 85% of the mortgages renewing were locked in when rates were at or near historic lows. Most people renewing today are looking at a 10 to 20% jump in their monthly payments. That's real money. And more than two thirds of Ottawa homeowners say they're already feeling uneasy about it. I get it.

What I want you to know is that auto-renewing with your current lender is almost never your best option. Your lender isn't obligated to give you their best rate, and most don't. About 75% of borrowers in the Ottawa area have a fixed rate mortgage, which means the majority of you are facing this head on. A TD survey found that 27% of homeowners don't fully understand how to make their mortgage more affordable at renewal. That's exactly why I'm here. Shopping around, understanding your loan-to-value ratio, and knowing what you actually qualify for can make a significant difference in what you pay every single month.

If your renewal is coming up in the next 6 to 12 months, let's talk before you sign anything. DM me or drop a question in the comments and I'll point you in the right direction.
