Did you know a single wrong line on an N4 can get your whole case tossed? ๐Ÿงพ Only overdue rent belongs on it, the tenant gets 14 days to pay or leave, and a partial payment does not void the notice. Save this for the day you need it.

LTB review window drops from 30 days to 15 days. Applies to both landlords and tenants. LTB orders only.

๐Ÿ‘‰๏ธ SEPTEMBER 21, 2026 (Order in Council 618/2026):
N4 notice for unpaid rent drops from 14 days to 7 days.
N12 personal use: no compensation owed if landlord gives at least 120 days notice.

50% arrears deposit rule (tenant must pay half arrears before raising maintenance at a hearing).

Can you just text your tenant that the rent is going up? ๐Ÿ“ฒ

A landlord asked me this exact question, and the answer catches almost everyone off guard.

In Ontario a rent increase is only legal on Form N1 with 90 days' written notice. Section 116. Miss a year and you cannot stack it later. And if your unit was first occupied after November 15, 2018, the 2.1% cap might not even apply to you.

When a tenant violates your right of entry in Ontario, you do not have to wait months for the Landlord and Tenant Board.

The Rental Housing Enforcement Unit (RHEU) handles RTA violations including ones committed by tenants.

Three specific situations where calling the RHEU is the right move:

๐Ÿ‘‰๏ธ 1. Your tenant refused a properly-noticed showing (RTA s. 27 states a 24-hour written notice required; refusal is a violation).

๐Ÿ‘‰๏ธ 2. Your tenant changed the locks and will not give you a copy of the new key (RTA s. 35 states they can change locks, but they must give you the key).

๐Ÿ‘‰๏ธ 3. Your tenant refused entry after proper 24-hour written notice (RTA s. 26 states lawful entry between 8 AM to 8 PM; refusal is a violation).

At 22 I lost my dad two days after he told me he was proud of me. At 24 my first commission cheque was $16. At 27 I promised a room of investors in Dubai a property management company that didn't exist yet. At 47, that company manages 260 doors.
