🔒 Consumer Proposals: The Part They Don't Tell You

A lot of people are told:

✅ File a consumer proposal

✅ Pay it off

✅ Rebuild your credit

✅ Buy a home again in 3 years

Sounds great.

But that's not always reality.

📉 A consumer proposal can stay on your credit history for up to 6 years.

🏦 Many lenders will not approve you.

💰 You may need a larger down payment.

⏳ You may wait longer than expected before qualifying for a mortgage.

📋 Your lending options may be dramatically reduced.

Here's what nobody talks about:

⚖️ A bankruptcy can stay on your credit history for up to 7 years.

⚖️ A consumer proposal can stay on your credit history for up to 6 years.

🤔 That's only about a one-year difference.

🏡 But real estate doesn't stand still.

📈 Yesterday's price is not tomorrow's price.

📈 The home you're looking at today may not be the same price 5 or 6 years from now.

📈 Markets move.

📈 Interest rates move.

📈 Opportunities come and go.

⚠️ And be very careful who you take advice from.

⚠️ Be very careful which debt relief or credit repair company you hire.

I've seen clients pay thousands of dollars to third-party companies that promised results and delivered disappointment.

One client paid a company to help resolve her debt issues only to find herself dealing with many of the same problems later.

Do your homework.

Ask questions.

Understand the long-term consequences before signing anything.

One of my investor clients found a lot she was excited about.

The foundation was already poured.
The plans were submitted.
Everything looked ready to go.

But excitement and investing don't always go together.

Before moving forward, we ran the numbers with a builder I trust.

What we found changed everything.

We ended up finding a lot that was larger, in a better location, and made much more financial sense.

This is why I always tell my clients:

From 2020–2022 everybody was chasing shiny brand new condos thinking prices would keep going up forever 📈🏙️
Now a lot of those same buyers are sitting with little to no equity 😬 Some families bought at the absolute peak… and now their family has grown 👨‍👩‍👧‍👦 but they need more space while the market has come down tremendously 📉
Refinancing became harder.
And trying to sell in this market could mean walking away from your down payment altogether 💸
This is why I always tell people… don’t just buy because something is brand new and looks good ✨ A lot of these units were already priced at the top of the market. The only thing buyers were really banking on was appreciation… and appreciation is speculation 🎲 Nothing is guaranteed.
If you’re a young family, you need to think long term 🧠 You need strategies that create flexibility, equity, and options for your future… not strategies that leave you stuck hoping the market saves you.
The best opportunities in real estate usually happen when everybody else is fearful 😶‍🌫️ not when everybody is lining up outside a presale centre. 🎯
Real estate isn’t just about owning property. It’s about positioning yourself properly for the future 🔑⭐

This is a buyer’s market.
You don’t get to be picky.
You get a showing request at 12AM?
3AM?
You at least consider it.🤣
Why?
Because there are 50 other properties just like yours… if not better.
Buyers have options right now.
So if you’re serious about selling… you gotta make some sacrifices.
No showings = no offers. Simple.

4. New West will test your cardio 🥵
Character, views… and hills that will humble you.
5. Surrey is the BEST bang for your buck 🚀
Nightlife 🎉, culture 🌍, growth 📈, transit 🚆, opportunity… it’s got EVERYTHING.
The stigma? Outdated.
6. Langley has some great pockets 🏡
Nice neighborhoods, solid homes… and it’s slowly changing.
7. Coquitlam is going vertical 🏗️
Big lots disappearing… density taking over fast.
8. Chilliwack is a summer flex 🌊☀️
Lakes, space, nature… winter hits different ❄️
9. Maple Ridge = value play 💰
You’re here for affordability, not hype.
10. Abbotsford is underrated 🌱
Multicultural 🌍, growing 📈, more space… still affordable.
