This one is bittersweet. 🏡❤️🔑

When I first met this beautiful family, they had one big goal: find a home while staying close to the kids’ school and close to work. They weren’t sure it was even possible.

And I’ll admit… when we first met, they were a little skeptical of me too 😂. But sometimes it only takes one conversation, the right plan, and someone in your corner who’s willing to put in the work.

We made a plan, stayed patient, and executed. 🙏🏾

And today, I had the privilege of handing them the keys to their beautiful new home. 🔑🏡❤️

This is why I love what I do. It’s not always just about buying a house. It’s about helping a family find a place where their kids can grow, memories can be made, and another chapter can begin.

Samia and Khinder, thank you for trusting me with such an important moment for your family. I never take that trust for granted. Your smiles in this picture say it all. ❤️🙏🏾

Sometimes real estate leaves me speechless 😂🤦🏾‍♂️

We had buyers come through one of our properties and their feedback was that they didn’t like the neighbourhood because there were “too many Punjabi people.”

Plot twist… they’re Punjabi themselves. 😭😂

Make it make sense!

It actually got me thinking though — prejudice and stereotypes can even exist within our own communities.

At the end of the day, buy where YOU feel comfortable and where the home makes sense for you and your family. 🏡❤️

But this one definitely caught me off guard. 😂

🏡 The Biggest Mistakes First-Time Home Buyers Make 👇
1️⃣ Buying brand new.
Buying brand new isn't always the best investment. You're paying a developer premium on day one, and in many cases, buyers haven't been able to resell for what they paid or build the value they expected. You're relying on the market to do all the work while strata fees continue to rise.
2️⃣ Thinking you need 20% down.
A lot of people believe they need a 20% down payment, but that's not always the best strategy. If you've saved 20%, consider taking advantage of the First-Time Home Buyer programs and putting just 5% down. Invest the remaining 15% in an investment vehicle that can generate passive income to help offset your mortgage or help you purchase your next home.
3️⃣ Maxing out your mortgage approval.
Just because you're approved for $700,000 doesn't mean you should spend $700,000. Leave yourself breathing room. Life happens, and financial flexibility is one of the smartest investments you can make.
4️⃣ Never making lump-sum payments.
Whenever you can, make extra payments toward your principal. It reduces the interest you'll pay, shortens your amortization, and helps you become mortgage-free sooner.
5️⃣ Thinking your first home is your forever home.
Life changes. Families grow, careers change, and priorities shift. Buy your first home with your future in mind, not forever in mind.
💡 Bonus Mistake:
Not treating real estate like a business. Every property should have an exit strategy. Think about future appreciation, your next move, and how each purchase can help build long-term wealth for you and your family.
