📊 The Housing Stat Vancouver Buyers Should Actually Watch

Everyone’s watching prices.
I’m watching sellers.

✨ Inventory → Still ~27% above the 10‑year average. That’s good for buyers.
✨ New Listings → Dropped 11.5% YoY in July. Fewer owners are putting homes on the market.
✨ What it means → Prices don’t suddenly spike, but if inventory keeps falling while demand improves… today’s negotiating power could shift.

👉 Bottom line: Don’t chase the “exact bottom.” Look for the point where price + selection + financing + your life all line up.

📩 DM me NUMBERS and I’ll help you look at your situation.

The new Mount Pleasant Station on the Broadway Subway is really starting to take shape.

Infrastructure like this changes how people live in a neighbourhood: easier commuting, less reliance on a car and better connections across the city.

When I look at real estate, I’m always asking:

What will this neighbourhood look like 5–10 years from now?

Broadway is definitely one I’m watching. 👀

Would being walking distance to rapid transit influence where you buy?

Nobody rings a bell when the bottom hits. If you're waiting for that moment, you'll miss the window that actually matters.

Metro Vancouver inventory sits ~27% above the 10-year seasonal average — but new listings are already starting to pull back.

I'm not calling a bottom. I'm telling you buyers currently have three things that don't stick around forever: time, selection, and leverage.

That combination is the opportunity. Not a headline.

Message me OPPORTUNITY and I'll walk you through what negotiating room actually looks like in your price range right now.

🏡 3 Things Vancouver Buyers Have Right Now

Not another rate cut. Something better: leverage.

✨ Choice → Inventory is ~27% above the 10‑year average. You can actually compare properties.
✨ Time → Slower sales = more room for inspections, financing conditions, second viewings, and real thinking.
✨ Negotiating Power → When sellers aren’t juggling 10 offers, you can negotiate more than just price—dates, conditions, inclusions, terms.

👉 Bottom line: The market doesn’t need to be at “the bottom.” It just needs to create the right opportunity for you.

📩 DM me BUYER and I’ll show you where I’m seeing opportunities right now.

A number came out today that most buyers will never see: Vancouver housing starts are down 42% year-over-year.

Not completions — those are still coming, because those projects broke ground years ago. This is about what's starting NOW. And right now, less is.

Here's why that matters if you're on the fence: the assumption that "more supply is always coming" is exactly the kind of thing that quietly stops being true.

I'm not telling you to buy today. I'm telling you to actually look — because the conditions shaping your negotiating power a few years from now are being set right now.

Buying or selling in Greater Vancouver? Comment PIPELINE and I'll break down what the supply picture looks like for what you're considering. 🏗️

📊 The Housing Market Just Dropped 5 Clues

Everyone’s asking: “Is the market coming back?”
Today’s numbers give us a clearer answer ⬇️

✨ Buyers are returning — sales up for the 4th straight month.
✨ Sellers aren’t flooding the market — new listings dipped again.
✨ Prices finally ticked upward — first increase since Nov 2024.
✨ Future supply is weakening — Vancouver housing starts down 42% YoY.

👉 Don’t try to time real estate from headlines alone. Message me your neighbourhood + property type and I’ll break down what these numbers actually mean for you.

Vanier Park's water bike spin classes are proof that "waterfront lifestyle" isn't just a listing buzzword — it's an actual Saturday. False Creek and English Bay, no boat, no experience required. Would you try it?

BC Housing Market: More Than Headlines

Everyone keeps asking: “Is the market going up or down?” That’s the wrong question.

✨ Vancouver → Sales ↓ 9.8% YoY, inventory way above average = buyers have leverage.
✨ Fraser Valley → Prices ↓ ~7% YoY, affordability improving faster than buyer confidence.
✨ Vancouver Island → Sales ↓ 11% YoY, lifestyle buyers have more time to choose.
✨ The overlooked stat → New construction is weakening. Today = lots of choice. Tomorrow = fewer options.

👉 Takeaway: Don’t let one national headline decide your move. Real estate is local.

📩 DM me the neighbourhood you’re considering, and I’ll share what’s really happening there.
