For the month of June the median sale price in Te Kamo saw a downturn sitting at $665,000 compared to $755,500 in June 2025 reflecting a decrease of -12% year-on-year. The median price has fluctuated month to month, which is common when data quantities are low for a small geographic area. The median for the past 12 months is currently $710,000.
There were 12 properties sold in Te Kamo showing a decrease compared to 15 in June last year, meanwhile Whangarei’s sales were considerably higher, at 105 compared to last year’s tally of 85. Our median days to sell in Te Kamo was 35, reflecting a brisker pace compared to 51 days in June 2025, and likewise, the Whangarei District was faster to sell with 49 days this year compared to 52 median days to sell in 2025.
Northland reported the highest​ increase in sales year-on-year, up 24.3% although this​ reflects a relatively subdued June 2025​. Northland had its highest sales count since 2021.​ Our open home visitor numbers have been a mixed bag, owner occupiers were the most active in the market, first home buyers ​are making their move​, while investor interest ​has eased.
The Reserve Bank's recent decision to increase the OCR to 2.50% has created some urgency - many buyers are acting now before mortgage rates climb further. This was largely expected and many rates have already adjusted, but it will affect borrowing power. Talk of further increases later in the year could put downward pressure on prices, as higher interest rates mean smaller loan approvals, which directly limits how high property prices can climb.
Sellers are entering the market willing to adapt to current conditions, realising that when selling and buying in the same market, these s​ettled times offer a little more time and confidence with much less pressure.
Although June is typically a quieter month and a seasonal slowdown is expected, a lot of transactions were completed. We imagine this increased activity will continue despite the coming election in November.
