Most homeowners obsess over the listing price but overlook the clock that starts ticking once their home goes "live."

I've watched it happen many times...

A beautiful home, priced just slightly off, sits for 25 days, then buyers start circling like it's a clearance rack.

The conversation goes from "what's this home worth?" to "what's wrong with it?"

Nothing changed about the house...except the perception of it.

What I tell every homeowner I work with: your first few weeks on the market are your best negotiating tool.

Better than upgrades. Better than staging. Better than any price adjustment you'll make later.

You don't get that window back.

Would you support a higher sales tax if it meant lower property taxes? 👀

The City of Ankeny is currently considering a 1% local option sales tax. The goal would be to use that additional revenue to help reduce the property tax burden on homeowners while still funding important city services like roads, parks, public safety, and infrastructure improvements.

As Ankeny continues to grow rapidly, conversations like this are becoming a bigger topic around how the city plans for the future while balancing costs for residents.

Some people may love the idea of lowering property taxes. Others may not want to see sales tax increase.
