Here's a misconception we run into constantly: luxury buyers always pay cash.

Some do. But many of the most sophisticated buyers at the $3M+ level choose to finance on purpose. When your capital is tied up in investments generating strong returns, pulling it out to buy real estate outright isn't always the smartest move. Financing can be a wealth strategy, not a limitation.

What actually signals a strong offer at this level isn't always the funding source. It's proof of funds, the quality of the lender relationship, timeline to close, and how serious the buyer is about moving.

As a seller, knowing the difference matters. We've seen sellers pass on exceptional buyers because of a financing
assumption, and it cost them.
