Real talk on geographic farming for agents who are actually serious about building a listing business. ๐Ÿก

I see agents either avoid farming completely because they think it is too expensive, or they go too big too fast and give up before it works.

Here is the honest breakdown:

One round of postcards or letters to your farm costs me around $350 to $500.
I send it out roughly 4 times a year.
Total investment for 12 months? Around $3,000.

Now put that in perspective.

ONE listing from that farm pays $15,000 to $30,000.

That is not a typo. One. Listing.

The ROI on consistent, intentional direct mail farming is one of the best in the business. But the word that does all the heavy lifting there is CONSISTENT.

Most agents quit after round two. The ones who stick with it through month 6, month 9, month 12? They start getting calls. They start getting referrals from the neighborhood. They become the name people think of when it is time to sell.

Start with a farm you can actually afford to work for a full year. Do not bite off more than you can chew. A smaller farm you can stay committed to will always beat a big one you abandon.

This is not a trend. It is a structural shift in how high net worth buyers define a good life.

One year ago, I made a decision that changed my life.

This week, I celebrated 365 days without alcohol. ๐Ÿ™

What began as a health challenge became a journey of healing, growth, clarity, and faith.

Iโ€™ve slept better.

Thought more clearly.

Improved my health.

Strengthened relationships.

Deepened my faith.

And learned more about myself than I ever expected.

The truth is, I didnโ€™t accomplish this through willpower alone.

There were difficult moments along the way, but God met me in those moments.

When I felt weak, He provided strength.

When I felt uncertain, He provided peace.

One of my favorite verses is Jeremiah 29:11:

One year ago, I made a decision that changed my life.

On Tuesday, I celebrated 365 days without alcohol. ๐Ÿ™

What started as a health challenge became something much bigger. Better sleep. More energy. Greater clarity. Better workouts. Better decisions. More peace. More presence.

Has it always been easy? No.

Have there been moments when a cold beer sounded pretty good? Absolutely.

But what I've gained is worth far more than what I gave up.

As I reflect on the past year, one thing is crystal clear: I did not accomplish this on my own.

My faith in God has been the foundation.

There were moments of temptation, moments of discomfort, moments when it would have been easy to fall back into old habits. Instead, I learned to pray more, trust more, surrender more, and lean into God's strength instead of my own.

One of my favorite verses is Jeremiah 29:11:

"For I know the plans I have for you," declares the Lord, "plans to prosper you and not to harm you, plans to give you hope and a future."

Over the past year, I've experienced that hope in a very real way.

If you're struggling with alcohol, addiction, or any habit that no longer serves you, please know this:

You don't have to have it all figured out.

You don't have to be perfect.

You don't have to do it alone.

Just start.

One day.
One decision.
One prayer.
One step at a time.

God isn't finished with you.
