Closings/sales in August (excluding new build homes) were down in all the cities except for Hutto and Liberty Hill, with Round Rock having the largest decrease at 39.3%. The biggest closing increase was in Hutto at 12.5%. This is likely due to it's affordability and data center construction and related supplier expansions in and around Taylor, TX.

Median sales pricing dropped in many cities with the largest in Liberty Hill at 14.3%. The biggest increase was in Cedar Park at 15.4% to sit at $490,000. Home pricing is expected to decrease even further in September and November.

Holding steady again as buyer’s markets are Spicewood at 10.57 months of inventory and Lago Vista at 11.58. The only seller’s market is West Lake Hills at 2.8 months of inventory.

We’re seeing a healthy level of first-time buyer entry homes in the $200-400k range. Currently we're at the largest number of active homes with price drops at 57% as I usually see that number around 51-53%.

New construction homes converted into pending sales significantly faster than resale inventory across Round Rock and Travis/Williamson counties, largely driven by builder rate buydowns and other incentives.
