Read those together and the picture is more interesting than any one number. Prices are down. But homes are also selling faster than a year ago. The sellers willing to meet the current market are finding buyers. The ones anchored to 2024 expectations are the ones whose listings sit.
This isnโ€™t a crash. Itโ€™s a recalibration. The market is finding its real equilibrium after years of being out of balance.
If youโ€™re buying: you have leverage you didnโ€™t have a year ago. Negotiation is back. Seller-paid rate buydowns, closing cost credits, repair credits - all routinely on the table now. Just remember that the well-priced homes still move in 26 days, so be ready to act on the right property. ๐Ÿ”‘
