Is the Chittenden County housing market up or down? It’s both.

During the first half of 2026, the countywide median price for single-family homes declined 2.2%, while sales fell 9.1%. But town-by-town results show a more complicated market, with prices rising in some communities, declining in others, and most homes taking longer to sell.

The takeaway: one countywide statistic cannot explain what is happening in Burlington, South Burlington, Charlotte, Williston, Colchester, Essex, or Shelburne. Location, price range, property type, and the mix of homes sold all shape the results.
