🌧️ After the leaves fall, keep water moving away from your foundation: clean gutters, extend downspouts, and check grading.

Here’s a quick fall checklist you can use this weekend:
🧹 Clean gutters & downspouts: Remove leaves/sediment so water doesn’t overflow along the siding and into the basement.
➡️ Extend downspouts: Aim water 6–10 ft away from the house; add splash blocks or extenders so it doesn’t pool at the footing.
📐 Check grading: Soil should slope ~6" drop over 10 ft away from the foundation. Fill low spots and regrade where needed.
🔍 Watch for warning signs: Overflowing gutters, standing water near the house, musty odors, or damp basement walls.
🪜 Safety first: Use a sturdy ladder and gloves; skip the roof walk if it’s wet/icy.

Think a pipe is frozen? Do this:

1. Shut off the main water to reduce pressure.
2. Open nearby faucets (hot & cold) to relieve buildup.
3. Warm the pipe slowly with a hair dryer or wrapped warm towels. You can use heat tape as directed. Never use an open flame.
4. Watch for leaks as it thaws. If you hear running water behind walls or see pooling, you may have a burst—shut water off and avoid electrical hazards.
5. Document damage (photos/video) for your records and insurance.
