It was a pleasure helping our seller get this beautifully rehabbed property across the finish line. But let’s be honest...it wouldn’t be a real estate transaction without at least a few plot twists. 😅

This one had:

🏡 A discrepancy with the recorded property address
📬 A mysteriously missing 2024 tax bill
📉 A low appraisal (that we successfully fought and won!)
⏳ A closing timeline that seemed to have a mind of its own
🌎 And a seller who was travelling for the final two weeks.

Thankfully, we prevailed, every hurdle was cleared, and we made it to the closing table. Huge congratulations to our seller, the lovely buyers—and cheers to another happy ending! 🥂🏡

I’m always partial to a good house hack! So happy for my clients, who closed last week on this 2-flat in Ukrainian Village. 🙌

We were able to leverage being the second contract on the property and negotiate a $20K closing credit… in this competitive market. 💰🔥

Reading people, situations, and between the lines is something ChatGPT or Claude can’t do 🙂.

I’m especially happy about this win for them. While they were on spring break in Mexico, I coordinated contractors and met them at the property to price out some much-needed work to help substantiate the credit.

Such a great investment opportunity and an exciting next chapter for them! 📈🏙️

Very proud of my client for getting in the game early at 24 years old. He can walk to work, pays less in mortgage than he would for rent, and once he’s ready to move on to bigger and better he has a rental property ready to go, or equity to put into something new.
