What's it actually like living in Avondale?
I get this question a lot — probably because I live here myself.
Avondale is one of the most established golf communities in Coeur d'Alene, and it's got a different feel than the newer developments popping up around Kootenai County. Mature trees. A course that's been shaping the neighborhood for decades, not months. Neighbors who've been here long enough to actually know each other.
Here's the real answer, not the brochure answer:
🏡 Homes here run the range — from classic ranch-style places built when the course first went in, to newer builds on the last available lots. That means pricing isn't one-size-fits-all. Your Avondale budget depends heavily on when the home was built and how close it sits to the course itself.
⛳ Living ON the course vs. a few streets off it makes a real difference here — in price, in privacy, and in how often a golf ball ends up in your landscaping. (More on that trade-off in Week 3, if you missed it.)

Does living on a golf course actually change your homeowners insurance? Yes — and no one talks about it until closing week.
Here's the truth: your dwelling coverage doesn't change much just because you're on the course. What changes is the extra stuff — liability for stray balls hitting your house or car, fencing and window coverage if you're near a tee box, and how your HOA's master policy overlaps with your own.
Then there's HOA dues. In a golf community, those dues aren't just landscaping and a gate code — they're often covering course maintenance, clubhouse access, and shared liability insurance for the community. Ask what's actually included before you assume "high HOA" means "bad deal."
Facts don't care about your feelings: nobody wants to talk insurance and HOA docs during a home search. But skipping that conversation is how buyers get surprised at closing.
