The entry-level market in Durango is tight. Only 25 active listings in the $300K–$400K range, and homes there are moving faster than last year. If that's your budget, you can't afford to hesitate.

The $400K–$500K range offers a bit more breathing room — more inventory, more time to decide.

And with 427 active listings countywide, there are more options than we've seen in a while.

The national headlines are calling it a buyers' market. Here's what the data actually looks like in Durango. 👇

April 2023 → 2.3 months of supply
April 2024 → 4.3 months
April 2025 → 4.8 months
April 2026 → 5.5 months

(For context: 6 months = a balanced market. Under 6 = sellers still have the edge.)

If you're a buyer: This is the most breathing room you've had since before the pandemic. More homes to choose from, less competition, and sellers who are more willing to negotiate than they were two years ago. If you've been sitting on the sidelines waiting for the right time — this is worth a conversation.

If you're a seller: You haven't lost your advantage, but the market has shifted. Overpriced homes are sitting. Homes that are priced right and show well are still selling. Strategy matters more now than it did in 2023.
