Looking for something to do this weekend?

September 4 to 6 is a busy one, so here are twelve worth your time.

In the city, the Chicago Jazz Festival is back in Millennium Park, free, as it has been for more than forty years. Taste of Polonia takes over the Copernicus Center. Lobster Fest lands at Navy Pier. And on Sunday morning, Bike The Drive closes DuSable Lake Shore Drive to cars, which is one of the few times a year you get the lakefront like that.

Closer to home, the Evanston Folk Festival Day Party is on the SPACE patio Saturday from noon to four. Free, wristband pickup for the festival, a DJ set, and burgers while they last. Rod Stewart is at Ravinia the same evening, and if you have never done a blanket and a picnic on that lawn, it is the whole reason people put up with Illinois winters.

I listed this one on Sheridan Road, and it recently found its new owners.

Three bedrooms, two baths, roughly 2,000 square feet, with laundry in the unit and a garage space included. One of only three units in the building, which is rare on this stretch.

Sheridan Road is the lakefront side of Evanston. Beaches, parks, and downtown all within reach, and a quiet street to come home to.

Every sale has a story behind it, and I get to stand fairly close to it. Somebody spent years here, and somebody else is about to. That part never shows up on a listing sheet.

People assume preparing a home for sale is a to-do list. It is closer to a sequence, and the order matters more than the effort.

Week one is repair. Fix what an inspector will find anyway, because every item you leave behind turns into a credit request later, negotiated at the buyer's number instead of yours.

Week two is reduce. Take out about a third of the furniture and most of the personal photographs. Practically, it makes rooms read larger. Emotionally, it is the week most sellers find hardest, because taking your life off the walls is the moment it starts to feel real.

Week three is refresh. Paint, lighting, landscaping, a professional clean.

Then you photograph. Not before.

You do not have to figure out the order alone. That part is my job.

People move to Evanston for the lake and stay for the short walk to everything else.

A Saturday here tends to run the same shape. Morning on the lakefront, where the city maintains public beaches and shoreline parks that are open to residents and none of it is your yard to mow. Midday in one of the walkable business districts, downtown or Main-Dempster, each with its own character and its own regulars. Afternoon on the Purple Line, which runs straight into the city and is the reason a lot of Evanston households keep one car instead of two.

Then home. Frame houses, greystones, mid-century condos, lakefront co-ops. For a city this size, Evanston's housing stock is unusually varied, which is exactly why the right block matters as much as the right house.

This is the part a listing photo cannot show you, and it is the part we spend the most time on with buyers moving here from outside the area.
