The median price of a detached home in the Coachella Valley ended April at $690,995, which is a change of 4.6% from last year. The median price of attached homes ended the month at $497,500, which is a change of -0.5%. The three month average of sales in April was 760 units compared to 745 units a year ago. The 12-month average, which takes out seasonality, was 630 units a month. At the end of April, total Valley inventory was 3,534 units, which is a change from last year of -7.0%. The Valley’s “months of sales” ratio was 5.6 months, which is -0.5 months different from last year. The months of sales ratio over 6.0 months in five cities shows we have shifted to a buyer’s market. At the end of the month, the median number of “days in the market” in the Coachella Valley was 49 days, which is 1 day more than last year. Currently, detached homes are selling at an average premium/discount of -2.7% compared to -2.6% a year ago. Attached homes are selling at -3.4%. The percent of homes selling over list price was 9.9%. This compares to 11.3% last year.
