Today was one of those days that had a little bit of everything—the really good moments, the stressful ones, and plenty still left to do.

It’s 4:30, and I’ll probably be working until 7:30 or 8 tonight. But then I get a few minutes with a view like this, and I’m reminded how grateful I am that I get to live near the beach, sell homes near the beach, and call this part of my workday. Somehow, the stress just starts to melt away. 🌊

And one of the highlights today? I toured an incredible, nearly 8,000-square-foot home listed at $8 million. It was absolutely stunning.

Of course I captured plenty while I was there, so stay tuned… I’ll be sharing more from the tour soon. 🤍

A little late with my August recap… but for the best possible reason: I’ve been busy taking care of my clients. 🤍

August was an incredible month-more than $9M sold, over $5.1M under contract, new listings preparing to come to market, and several private off-market opportunities I’ve been working behind the scenes.

But the numbers only tell part of the story.

Behind every sale, listing, negotiation, and closing is a client who trusted me with an important move in their life. That trust is something I never take lightly.

I’m incredibly grateful for the clients who continue to choose me, and for the team of experts alongside me who help make it possible for me to do what I love-serve my clients at the highest level every day.

August was a big month. September is already well underway-and apparently I’m going to need to get better at posting these recaps on time. 🤍

After enough winters of gray skies, freezing mornings, and counting down the days until spring… you start to understand why people fall in love with Florida. ☀️🌴

But for me, Northeast Florida is about so much more than warmer weather.

It’s waking up to sunshine. Driving beneath beautiful oak canopies. Knowing the beach or the Intracoastal is close enough for a spontaneous afternoon by the water.

It’s dinner outside, coastal towns to explore, and a lifestyle that makes an ordinary day feel a little more like the life you used to save for vacation.

And I think that’s what so many people are really looking for when they say they want to move to Florida.

They’re not just looking for better weather.

They’re looking for a different way to live.

Maybe you don’t need another Florida getaway.

Maybe it’s time to stop going home wishing you could stay.

I didn’t realize how much living in Northeast Florida would change my idea of a “normal” day. 🌴

At first, you notice the obvious things—the sunshine, the beaches, the warmer weather and those beautiful oak-lined streets.

But after a while, it’s the little things that get you.

Dinner outside on a Tuesday because the weather is too good to waste. A quick drive to the beach just because you can. An afternoon on the water that turns into sunset.

You stop feeling like you have to wait for the weekend to enjoy where you live.

And I think that’s one of my favorite things about Northeast Florida.

Life still moves fast. Work is still busy. But somehow, living here gives you more reasons to slow down and enjoy the moments in between.

Sometimes where you live really does change how you live.

There’s a part of North Florida that I think people don’t always discover right away.

You get the beaches, the water, and that laid-back Florida feeling—but you’re also close to everything you need.

Jacksonville Beach is right there when you want a morning walk by the ocean, lunch with a view, or an evening watching the sunset. And from there, you’re just a short drive from places like Ponte Vedra, St. Johns, Nocatee, and historic St. Augustine.

What I really love about this area is that you don’t have to choose between a coastal lifestyle and everyday convenience.

You can spend Saturday at the beach, grab dinner somewhere local, and still be home in a neighborhood where life feels a little quieter.

There are established communities, beautiful new construction, great restaurants, golf, trails, and plenty of space to enjoy being outside.

It’s one of those places that can sneak up on you.

You come for the Florida lifestyle… and then one day, it just feels like home. 🌴🤍

Grabbing your coffee and sitting outside because the morning is too nice to stay indoors. Meeting friends for dinner and still having time to catch the sunset. Weekends that start with “What should we do today?” and somehow end up at the beach, on the water, or exploring somewhere new.

At first, none of it feels like a major change. Then one day, you realize this is simply your normal.

That’s what I love about living in Florida—the sunshine, the water, the outdoor lifestyle, and having so much to enjoy right outside your door. ☀️🌊

Let’s talk about Florida for a minute… 🌴

I love living here, but if you’re thinking about making the move, I also want you to know what life here is really like.

Because moving to Florida isn’t just about sunshine and palm trees.

☀️ The lifestyle is a big part of the reason people move here.
For a lot of people, it’s about spending more time outside, being closer to the water, enjoying the slower pace, and actually using the outdoors year-round.

🚗 You’ll probably spend more time in the car than you think.
Northeast Florida is spread out, and 20–30 minutes can feel completely normal. Where you live really should come down to how you spend your everyday life.

🏡 Not every community feels the same.
Ponte Vedra, Nocatee, St. Johns, Jacksonville, St. Augustine…they each have their own personality. And what works perfectly for one person might not feel right for someone else.

🌊 The water is amazing, but you have to understand the details.
Flood zones, insurance, elevation and location all matter when you’re buying near the coast. They’re things I always want my buyers to understand before making a decision.

☀️ And yes…Florida summers are HOT.
There’s no sugarcoating that one. 😂 But most people I know who live here would tell you the sunshine, beaches and outdoor lifestyle make it worth it.

❤️ But here’s the part I think matters most:
Don’t choose Florida based on a picture you saw online.

Come experience it. Spend some time here. Explore different communities. Figure out what you actually want your everyday life to look like.

Because finding the right Florida home isn’t just about finding a house you love.
