July was one for the record books. We saw the most listings taken in any July on record and the most homes go under contract in July since 2021. The market is active and opportunity is alive on both sides of the table.

Market Numbers Are In! 🏘

The June market data continues to show a healthy and active Lubbock real estate market.

Inventory remains relatively tight at 2.8 months of supply, which means we're still operating in a seller leaning market, even as buyers have more opportunities than they did over the last few years. Nearly 600 homes sold in June, and with 908 new listings, activity remains strong heading into the second half of the year.

One metric worth watching is the 69 cumulative days on market. Buyers are taking a more measured approach, making pricing strategy and property presentation more important than ever. Homes that are priced correctly and show well are continuing to sell, while overpriced homes are spending more time on the market.

📌 Did you know? Lubbock set an all time record in June with 17 homes selling for over $1 million. It's another indicator that demand remains strong across every price point and that confidence in our local market continues to grow.

This one meant a lot. These clients came to me as a referral and from day one it was a pleasure getting to work with them. They had built their dream home and just needed to get their old one sold to make it all come together. We worked through contingent contracts to get it done and cross the finish line.

Lubbock Market Update. May Recap.
The numbers are on the graphic, but here is what they are telling us. Buyers are still active, homes are still selling, and the market is moving. More homes went under contract recently than during the peak of the COVID housing boom, and that says a lot about where we are right now.
Higher interest rates and shifting conditions have not stopped people from making moves. Opportunity is still very much alive in Lubbock.
