One of my favorite parts of touring homes is finding the little details you never expected to see.

Every home has bedrooms, bathrooms, and a kitchen. But every now and then you come across something that makes you stop and think “That’s actually really clever.”

This little dog nook was one of those moments🐾

The things I remember most about homes usually aren’t the big things. It’s all the little details. The hidden pantry. The built-in charging drawer. The cozy window seat for reading. A pass through window to the patio. The mudroom that somehow keeps everyone’s stuff organized.

Features like this are fun because they get you thinking about how you actually live in a home. Maybe for you it’s a dedicated space for your dogs. Maybe it’s a pot filler by the dog bowls, a cozy reading nook, a craft room, or the ultimate coffee station.

Those thoughtful, unexpected touches are often what make a house memorable long after the tour is over.

Blue tape walkthrough day!

If you’ve ever wondered what all the little pieces of blue tape throughout a new construction home are for… this is it.

Before closing, builders will typically schedule a “blue tape walkthrough” with the buyer. This is your opportunity to walk the home room by room and note cosmetic items, touch-ups, or anything that needs attention before move-in day.

Think
• paint touch-ups
• cabinet adjustments
• drywall imperfections
• scratches or chips
• grout/caulk fixes
• doors or drawers that don’t close quite right
• anything that was missed during the final stages of construction

And no — you’re not being “too picky.” This is exactly why the walkthrough exists.

Builders want the opportunity to make those final corrections before you get the keys, and it helps ensure the home is delivered exactly the way it should be. It’s one of the many reasons I always encourage buyers to do a slow, detailed walkthrough and not rush the process.

One of my favorite parts of new construction is watching a house go from framing and selections… to these final little finishing touches right before someone officially calls it home.

One thing I’ll probably never say is, “If you’re renting, you’re just paying someone else’s mortgage.”

Because real estate isn’t one-size-fits-all, and homeownership isn’t something people should be pressured into before they’re financially or emotionally ready.

I also understand that because I’ve been there before too — knowing you want more for yourself someday, but also knowing life, finances, timing, and circumstances don’t always line up overnight the way social media makes it seem.

But what I do love helping people with is creating a strategy.

Because the truth is, the pretty part comes later.
The strategy matters first.

Sometimes that strategy looks like improving credit scores.
Sometimes it’s learning about builder incentives, down payment assistance programs, closing cost options, or creative financing solutions buyers didn’t even know were available.
And sometimes it’s simply figuring out what steps need to happen between now and the day you finally get the keys.

You are never “wasting my time” by having that conversation early.

Honestly, some of my favorite clients are the ones I get to walk alongside from the very beginning — from the first “I don’t even know if I’m ready yet” conversation, to the planning phase, to finally handing them the keys to a home that once felt completely out of reach.

The goal isn’t pressure.
It’s preparation, education, and a plan that makes sense for you.

The “lasts” are hitting a little harder this year🥹

My last elementary school awards ceremony. My last fifth grade graduation. My last classroom party, field trip, and walk through the halls as an elementary school mom. I tried so hard this year to soak up every single moment… but somehow it still flew by.

And somewhere during today’s ceremony, it hit me that my youngest is officially headed to middle school.

One of the teachers shared something today that was so good — that moving into middle school, Tyson gets to decide exactly who he wants to be before he gets there, and her hope was that he would lean into everything that makes him authentically himself.

Seeing the awards he received today for his hard work and curiosity reminded me that he’s already becoming exactly that… Thoughtful, driven, smart, and fully himself.

My hope for you, buddy, is that you always have the confidence to be exactly who you are and everything you want to become.

So proud of you always. 🤍

Do you know what pairs well with a final walk-through? ☕️

The caramel butter pecan latte from The Blonde Bean — Lubbock’s newest coffee spot! I couldn’t wait to try it after seeing everyone’s videos and reviews all over my feed. And honestly… they were right!

Also, in their defense, it was much more aesthetically pleasing when I first got it😂 They do the cutest job with all the little details — from the cups to the presentation to the overall vibe inside. It will definitely be my go-to place for coffee dates from now on!

10/10 recommend if you haven’t tried it yet!
