Closing gift, Lubbock edition. 🍋

In honor of National Chilton Day last weekend, this one felt pretty fitting.

I used to order pre-made closing gifts for my clients, and while there’s absolutely nothing wrong with that, somewhere along the way I realized how much I love putting them together myself.

Picking out the pieces. Shopping local. Finding those little things that feel specific to the person, the home, or—in this case—the place we call home.

So I stopped by a couple of my favorite Lubbock boutiques, Odds & Ends and Barque, and put together a little Chilton-inspired closing basket.

Because the closing gift is such a small part of the whole process, but what it represents means a lot to me.

My clients trust me with a pretty big chapter of their lives. They had plenty of agents they could have chosen, and they chose me. They send their friends and family my way. They come back when it’s time for the next move. And that trust is quite literally what allows me to keep doing a job I love.

It’s just one little way I get to say thank you for choosing me.

If buying a home is somewhere on your radar, one of the best things you can do is start preparing before you’re ready to start looking.

And no, that doesn’t mean obsessing over Zillow for the next three months.

Start with your real-life finances.

Look at what’s coming in, what’s going out, and what you could realistically set aside each month. Go through those subscriptions and recurring expenses you forgot you were paying for. Figure out what monthly housing payment would actually feel comfortable — not just the maximum someone tells you that you qualify for.

Then start building your home fund. Because buying a house isn’t just about a down payment. Depending on your situation, you may also need money for things like earnest money, an option fee, inspection, appraisal, closing costs and reserves.

And before you start randomly paying off accounts, closing credit cards or moving money around because TikTok told you it would help your credit — talk to a lender. Sometimes the move that sounds right isn’t the right move for your situation.

You don’t have to have everything perfectly figured out before you start.

You just need a plan.

The keys come later. The preparation starts now.

Kinda chic: creating a life you’re really excited to live.

Buying the house. Starting over. Going after the thing you’ve been talking yourself out of. Raising your standards. Making the big decision. Finally turning “maybe someday” into “why not now?”

I get to watch people do some pretty big things in real estate — but I think my favorite part is that the house is rarely the whole story.

It’s usually about what the house represents.

A first. A fresh start. More room. More freedom. A goal you worked really hard for. A new chapter you’ve been picturing for a long time.

Whatever your version of it looks like, making your dreams a little more non-negotiable is always kinda chic.

Natural light can completely change how a home feels — but a 20-minute showing only tells you what the light looks like right then.

If you’re wondering which windows will get that morning sun, whether the backyard will be shaded in the evening, or just how much direct sunlight a home gets throughout the day, ShadeMap is such a helpful little tool to know about.

You can see how the sun and shadows move across a property at different times of day — which is especially helpful if natural light, a shady patio, gardening, or even where that afternoon West Texas sun hits matters to you.

New construction is kinda my thing.

Somewhere along the way, new construction became the part of real estate I found myself drawn to most. I love seeing a home come together from the very beginning, watching new neighborhoods take shape, learning the differences between builders, and knowing what’s being built around Lubbock — sometimes before there’s much more than a dirt lot to look at.

But more than anything, I love helping buyers navigate it, because buying new construction is its own kind of real estate transaction — and there’s a lot more to it than just choosing a house you love!

Builders, contracts, timelines, incentives, selections, inspections, walkthroughs, warranties… every builder does things a little differently, and knowing what questions to ask can make a big difference in the experience.

I spend a lot of time in Lubbock’s new construction world touring new communities, walking job sites, learning builders and their processes, and keeping up with what’s being built around town.

So whether you’re looking for something move-in ready, trying to decide between builders, or wondering what it would actually look like to build from the ground up, I can help you navigate it.

One of the biggest homebuying mistakes? Doing something financially responsible.

Sounds backwards, I know.

Maybe you have some extra cash, so you decide to pay off your car. Or you finally pay off a credit card and think, I don’t use this anymore — I’ll just close it.

Those sound like responsible financial decisions. And sometimes they absolutely are.

But when you’re preparing to buy a home, they may not be the best move for your particular situation.

Your lender is looking at the whole picture — your credit, monthly debts, debt-to-income ratio, available cash, loan program and more. Changing one piece can affect another in ways you might not expect.

The point isn’t: don’t pay off debt.

The point is: ask before you act.

If buying a home is one of your goals, talk to your lender before making any major financial moves — even the ones that seem obviously responsible.

Because sometimes the move that sounds right isn’t necessarily the move that’s right for your particular situation.

Getting homebuyer-ready starts long before we start looking at houses.

There’s a lot to be said for having the right people in your corner.

One of my favorite things about working with a team is that we don’t all do the exact same thing… and that’s kind of the point. Different specialties, different experiences, residential and commercial… but a shared willingness to collaborate, exchange ideas, and help each other succeed.

Real estate is constantly changing, and having people around you who are willing to share what they know, offer another perspective, or jump in when needed makes all of us better at what we do.

Because at the end of the day, collaboration isn’t just good for our business — it allows each of us to show up better for the people we serve.

One of my favorite parts of checking construction sites is when a detail catches your eye and makes you stop for a second… and this backsplash definitely did!

Paired with the custom cream cabinetry, it’s just a little sneak peek at how GORGEOUS this one is going to be when it all comes together.

This floor plan didn’t last long the first time Blackrock brought it to The Overlook… and with selections like these, I have a feeling this one won’t either.

Full disclosure: we needed a little AI assistance to get smiles out of everyone this morning🙈 Soooo middle school is clearly off to a great start! And at some point there was an outfit change I wasn’t aware of😂

But somehow, here we are… one starting middle school and one starting high school. Two pretty big milestones that I’m not entirely sure I was ready for.

There’s something about these firsts that makes you realize just how quickly it’s all going. The days of walking them into school are gone, and now I’m watching them walk into these big new chapters on their own. I’m so excited for them… but man, I wish time could slow down just a little.

Wishing all the kids the very best school year! And to all the moms watching their babies get a little more grown up today… I hope your hearts are doing okay❤️
