This market isn't broken, and waiting for a crash that isn't coming has a cost. Every month spent on the sidelines is a month someone else is building equity, locking in a price, or getting ahead of what most experts expect to be a housing surge once broader economic conditions settle.

Whether you're thinking about buying or selling, a local real estate agent (ME) can help you figure out what this market means for your specific situation and what your next move could look like.

Let’s talk.

You've probably heard plenty of doom and gloom about the housing market lately.

Whether you’re buying or selling, deals are looking different at the moment.

Almost half of sellers gave buyers a concession recently – the highest share on record for this time of year. Builders are also compromising, with over 60% offering incentives like upgrades or discounts.

That says one thing: negotiations are back on the table.

For buyers, that means more chances to ask for a better deal – and maybe get it.

For sellers, it means buyers will expect you to meet them partway. Digging in your heels could mean a longer wait or a lost sale.

The magic words right now? Wiggle room.

Let's connect to talk about what's realistic to ask for, or offer, in our market.

A lot of buyers and sellers are holding back right now because they're worried we're headed for another 2008. But look at the numbers.

In 2008, homeowner equity and mortgage debt were nearly identical. That means, if someone hit a rough patch, they had almost nothing to fall back on. That's part of what made that crash so bad.

Today? Home equity is at $34.9 trillion. Debt is at $14.4 trillion. So, homeowners aren't stuck. They have equity built up in their homes – which means if they needed to sell, many could and they’d still come out ahead. They have a cushion.

This isn’t a crash. Today’s market still has a solid foundation.

And if worries about a crash have been keeping you on the sidelines, it might be worth having a conversation about what a move could look like for you right now.

For 14 years straight, Americans have called real estate the best long-term investment, and confidence in owning a home is on the rise. If you've been weighing whether buying is worth it, let's connect and talk through what that first step could look like for you.

Let’s talk.

Quick gut reaction. Which investment do Americans trust more than stocks, gold, savings accounts, and bonds? The answer hasn't changed in 14 years.

For most people, their first house was never meant to be their forever home. It was meant to be a stepping stone to whatever came next.
And today's market is creating an interesting opportunity for homeowners who are ready to move up.
Starter homes are still in short supply, which means the house you're selling may be exactly what another buyer has been hoping to find.
At the same time, there are more move-up homes on the market than buyers have had to choose from in years.
Throw in the equity you've likely built over the years, and moving up may be more realistic than you think.
If your current home no longer fits your life, let's talk about what your next chapter could look like.

Buying and selling at the same time and not sure where to start?

With houses staying on the market a little longer these days, selling first could be the right move. It keeps you from juggling two mortgages while you wait for your house to sell.

You’ll also know exactly how much equity you’re walking away with (probably more than you think), and you can put it straight toward your next home.

Not sure where you’d stay in between? That part’s manageable with the right plan.

Let’s talk through the pros and cons. We’ll figure out what makes the most sense for you – and how to make the whole process as stress-free as possible.

Stuck deciding between buying a home now and holding out for the “perfect” mortgage rate?

The truth is, trying to time the market rarely works. Home prices, mortgage rates, and inflation are all outside your control.

And if you wait for all of them to line up just right, you may be waiting a long time.

My advice? If you want or need to move, look at your own numbers instead.

Because whether it's a good time to buy really comes down to your financial situation.

Can you afford the monthly payment?

Do you have enough money left over as a safety net?

What about for repairs?

It’s not a bad time to buy if the math makes sense for you. And that’s true no matter what you’re hearing about the market right now.

Connect with a trusted lender to run the numbers, then let’s talk.

Inflation is still above where the Fed wants it, and that means mortgage rates are likely to stay elevated for a while. But for people who need to move, strategy matters far more than trying to perfectly time the market.

Wondering what this means for your specific situation? Reach out today. Let's cut through the noise together and make a plan that actually works for you. Let’s talk.

Data shows inflation is moving in the wrong direction. But before the headlines send anyone into a panic, here's what's actually going on, why it matters for the housing market, and what it means if you're thinking about buying or selling.

Yes, rates have been volatile, and global instability is keeping them from settling down anytime soon. There’s no sugar coating that. But the full picture of affordability is more nuanced than the headlines suggest.

Want to run the real numbers for your situation? Reach out and let's set up a quick, no-pressure conversation. Let’s talk.

Let's be real with each other for a second about affordability.
