That means completed home sales kept a steady pace above last summer’s numbers. The median price for existing homes climbed to $434,100, continuing a 37-month streak of yearly gains—great news for homeowners building up their equity! Inventory finished Early-Q3 at 1.54 million homes, down a bit both month-over-month and year-over-year, so buyers should keep a close eye on what’s available in this still-tight market. Even with prices rising, housing affordability has improved nationwide, which is encouraging for those ready to make a move when the right opportunity lines up. Mortgage rates are still averaging in the high-6% range for a 30-year fixed loan, so any drop could give buyers a welcome boost. Even with a market that feels a bit sluggish in some places, US home prices actually edged up by 0.27% month-over-month and are up 3.4% from last year. A big reason? Wealthy buyers are still driving the luxury markets forward, keeping prices strong. On the other hand, cities in Texas are seeing prices dip, thanks to more homes on the market and buyers having a bit more negotiating power. Here in Southern Illinois, I always keep an eye on these shifts so I can guide you through the real numbers, not just the headlines.
