Capacity is a choice. ✨

There will never be a perfect time, perfect plan, or perfect version of you.

You just have to take off and figure it out as you go. 🚀

This week I attended EXP CON with my team, which reminded me how powerful it is to get in the room with big thinkers—the energy, the clarity, the focus it creates is unreal.

Everyone says to get around people who push you higher… but until you do, you don’t realize how much it changes everything.

No more overthinking—just bold action, uncomfortable growth, and building the plane while flying it. 🙌

15 closings in Q3 — and I’m beyond grateful for every client who let me be a small part of their story.

From handing over keys to a young couple starting their forever chapter 🏡 to helping a family sell the home where their kids grew up — these moments are what make all the long days worth it.

✨ Thinking of listing your home? Read this first… 🏡💬

I met with a seller last week whose listing had just expired after sitting on the market for months—with zero showings. 😬

They had listed with a friend who lives several hours away. 🚗💨

No local MLS exposure. Just two open houses. And absolutely no traction.

It was a total disservice to the seller—not because the agent didn’t care, but because they weren’t local and didn’t have the right tools or strategy for this market.

After we reviewed my full marketing plan and I explained why their listing got no activity, they quickly realized:
👉 Sometimes loyalty to a friend or family member just because they have a real estate license can end up costing you time, money, and peace of mind.
🏡 If you’re thinking of selling and using an agent from out of town, make sure they’re not taking the listing and leaving your home behind.

Let’s Talk About Open Houses! 🏡
Snapped this pic today while putting up signs for this weekend’s open house — and it got me thinking…

Open houses can be a useful tool to sell your home — but only when done RIGHT.

You can’t just throw a couple signs in front of the house and hope for the best. That’s a great way to waste 3 hours of your weekend with zero results.

I place 15–20 signs — yes, really — at every main intersection, corner, and high-traffic area nearby. I spend about an hour before every open house strategically setting out signs to ensure visibility and activity 🚗➡️🏠

And once I’m there, I’m not just sitting around… I’m working the room.
The goal? To set at least one appointment — with a buyer or a seller. Because every open house is an opportunity, not just for one home… but for many.
