These are the FIVE mistakes I see cost sellers the most, and every one of them is avoidable.

1. Don’t stay in the house during showings. Buyers shut down when the seller is standing there. They won’t open closets, linger, or picture themselves living there.

2. Don’t ignore odors. You genuinely can’t smell your own home. Buyers can, and it sticks with them.

3. Don’t pour money into unnecessary repairs. Not everything earns its cost back. Some of it just delays your listing.

4. Don’t overprice it. Price 5% over market and you lose half your buyers before they ever walk in.

5. Don’t list before you prep. You don’t get a second chance at a first impression. Once a buyer sees ugly, they can’t unsee it.

Do these right and you get better offers and a faster sale. That’s the whole game.
