I honestly don’t know if I’ll ever get used to seeing my name associated with this award.

🏡 What Does an Appraiser Actually Do?

One of the biggest misconceptions in real estate is that an appraisal is the “true value” of a home.

It’s not.

An appraisal is one licensed professional’s opinion of value on a specific day, based largely on recent comparable sales, market data, and the condition of the property.

That means:

âś… Two different appraisers can value the same home differently
✅ Appraisals are based heavily on past sales—not always current demand
âś… A home can sell for more (or less) than the appraised value depending on market conditions

Here’s the important part: An appraisal is not gospel.

It is simply a tool—primarily used by the lender to make sure they aren’t lending more money than the property reasonably supports.

In a fast-moving market, appraisals can lag behind real buyer demand.
In a slow market, they may reflect declining values faster than sellers expect.

Price is ultimately determined by one simple thing:

What a willing buyer will pay and a willing seller will accept.

🏡 What Is Title Insurance and Why Do You Need It?🏡

When you buy a home, you’re not just purchasing the house…..you’re purchasing the legal right to own it. That’s where title insurance comes in.

Before closing, a title company researches the property’s history to make sure there are no issues that could affect your ownership, such as:
