Cute starter apartment IN CONTRACT over the asking price at $550,000 after 3 contracts out - the 4th contract went out at 9pm Wednesday evening after due diligence delays with all other contracts, buyer signed and returned the contract to my sellers attorney by 11am the next day and wired the 10% contract deposit by noon. Quickest fully executed contract in my career!

“Despite dire predictions after Zohran Mamdani’s election, luxury sales haven’t just held — they’ve accelerated. Manhattan contracts for homes asking $4M+ jumped 51% year-over-year in November, while Brooklyn cracked $100M in monthly contract volume twice this fall.”

New York’s luxury market is cruising into year-end on a wave of Wall Street bonuses, not political fear. Brokers across top firms told TRD that finance workers — especially from trading titans like Jane Street Capital — are driving a surge of high-end buying, from $5 million starter condos to $30M–$60M trophy trades.

Despite dire predictions after Zohran Mamdani’s election, luxury sales haven’t just held — they’ve accelerated. Manhattan contracts for homes asking $4M+ jumped 51% year-over-year in November, while Brooklyn cracked $100M in monthly contract volume twice this fall.

The fuel: a massive rebound in payouts. Securities-industry bonuses soared 34% in 2024 to $47.5B, and firms like Jane Street, flush from record trading profits, are handing out seven-figure checks to 20-somethings. Brokers say these buyers are finally leaving modest rentals and “shopping like they won the lottery.”

Last week I toured an incredible townhome in the Village - it was previously owned by Ellen Barkin and Ronald Perelman, sold and gut renovated by a west coast designer couple. It is a super fun juxtaposition of modern and traditional - not very NYC. Much more sort of old hollywood vibes with materials imported from all over the world. The slab of marble in the primary closet is incredible. Sconces imported from England. The attention to detail is special with 5 outdoor spaces. I didn’t take photos of everything and sort of rushed through these bc I enjoyed this jewel box of a space so much. It’s not for everyone, but hopefully it’s for someone with $23mm.

Almost 90% of buyers use a real estate agent, and while portals like Zillow say they have 200 million visitors to their website every month, there were only 4.2 million homes sold in the United States last year. This means the vast majority of people looking on Zillow are doing just that – “looking.”
