I used to think what made a good real estate agent was selling the inventory that was not necessarily beautiful and I still think that is true to an extent. The beautiful inventory should be easier to sell, right? Well! That is not always the case. After listing as a at a higher number, we received a full ask offer after the very first showing. The deal quickly fell apart and we went to market at a higher number in the Fall of 2025. Buyer sentiment last year was skeptical for a myriad of reasons, rates, lack of inventory, politics, tariffs - and listing a nearly 500 square foot terrace right before the holidays was not ideal timing. In the New Year we faced the launch of several brand new developments nearby increasing options for buyers. After many difficult conversations and adjustments, we finally started to see increased traffic towards the end of summertime. Surprisingly, despite this being a unicorn listing in prime with incredible views and the perfect footprint, I consistently had to pivot our strategy. Ultimately it landed us after many months of hard work and plenty of sleepless nights!

Sold this of an apartment a few weeks ago - an 1830’s townhouse parlor duplex on King Street. South facing windows, 10 inch pine floors and 2 wood burning fireplaces. Truly a special home with a rich history including a horsewalk, which is now used as a tunnel to the common outdoor space for the shareholders.

Cute starter apartment IN CONTRACT over the asking price at $550,000 after 3 contracts out - the 4th contract went out at 9pm Wednesday evening after due diligence delays with all other contracts, buyer signed and returned the contract to my sellers attorney by 11am the next day and wired the 10% contract deposit by noon. Quickest fully executed contract in my career!
