It’s worth being honest about what good property management actually looks like, because a lot of owners settle for less without realizing there’s a difference.

Fewer buildings per manager. People who stay long enough to actually know your building. And when something goes wrong at midnight in the middle of a heat wave, someone picks up.

If your building is over 25,000 sq ft, Local Law 84 energy benchmarking and Local Law 97 emissions reporting are both due May 1.

LL97 offers a 60-day grace period (filings accepted through June 30). LL84 penalties kick in on a quarterly cadence after May 1: $500 per quarter, up to $2,000/year.

LL97 carries the bigger sting. Late filing runs $0.50 per square foot per month until you file. For a 50,000 sq ft building, that’s $25,000 a month.

-Take the subway or bus over a rideshare when you can.
-Switch to LED lighting.
-Report building issues early. A slow leak or a running radiator wastes more energy than most people realize.
-Use less single-use plastic.
-Compost. The city’s composting program is now mandatory for most buildings. If your building isn’t set up yet, ask management.
