🏡 UNDER CONTRACT! 🔑

Nearly $15,000 in closing costs covered by the seller, AND we still have a house to sell. 👀🤯

Just got some good friends of mine under contract on their next home, and I’m pretty excited about how we were able to put this one together!

Not only did we negotiate nearly $15,000 in seller-paid closing costs, but we were also able to get their next home secured while keeping flexibility while we work on getting their current one sold.

And here’s what I think a lot of buyers are missing right now.💡

The amount of money you need to buy a home and the amount you actually end up bringing to closing can be two VERY different numbers.✌🏽

I’ve been saying for a while now that this market is creating some pretty incredible negotiating opportunities for buyers, and deals like this are exactly why. 💭

There are ways to structure purchases that most people probably haven’t even considered, and sometimes the numbers end up looking a whole lot different than they originally expected.

Of course, every situation is different, and not every seller is going to agree to the same terms.

But when I say there are opportunities in this market that buyers should be paying attention to, I mean it!🗣️

Now onto getting their current home sold and getting these friends into their next one! 🏡🙌🏽

First-time home buyers AND getting money back at closing.

These buyers decided to brave the market and make the jump into their first home, and we were able to put together a pretty awesome deal for them.💪🏽

We negotiated money off the purchase price, got ALL of their closing costs paid, and they’re actually projected to walk away from the closing table with money coming back to them. 💸💸

There are a lot of reasons people convince themselves they need to wait to buy their first home. Sometimes you just need to know where the opportunities are and how to structure the deal when you find one.

Abbey Rd is officially closed! 👏🏽

It’s always funny looking back at how you find clients or how they find you and this one was definitely one of those!

Before we ever met, the home had expired with another agent and was later offered as a For Sale By Owner. We took a different approach, stayed patient, adjusted when we needed to, and kept working toward the right buyer.💪🏽

Luxury homes don’t always move on the same timeline as the rest of the market, but that’s why having a plan and sticking with it matters! 🧐

I’m excited for my sellers as they start the next chapter and downsize into what’s next!

This one was a great outcome for everyone involved. The sellers get to move on to what’s next, and my buyer walks into a condo with instant equity and a chance to add even more value over time. 💰💰💰

Sometimes the first house isn’t the right house. ❌

These first-time buyers were under contract on another home before we found this one. Looking back now, I’m really glad we didn’t force that first deal to work! 🤷🏽‍♂️

We ended up finding a better fit, negotiated all of their closing costs to be covered, and got them to the closing table with about $6,000 total out of pocket for their first home…. It’s not a check back at closing but I’ll will take that along with walking into some pre established equity any day! 🔥🤯

Buying your first home is a big step, and I’m grateful they trusted me to help guide them through it! 🙌🏽
