🏠 Portland-area landlords: eviction requirements depend on both the property’s county and whether it is inside Portland city limits.
Portland spans three counties:
📍 Multnomah County
📍 Washington County
📍 Clackamas County
Oregon’s statewide process generally requires:
1️⃣ A legally sufficient written notice
2️⃣ Expiration of the notice and cure period
3️⃣ A Forcible Entry and Detainer (FED) court case
4️⃣ A judgment for possession
5️⃣ Removal by the sheriff, if necessary
🔑 Common Oregon notice periods:
• Nonpayment: 10 days after day 8, or 13 days after day 5
• Material lease violation: generally 30 days, with at least 14 days to cure
• Qualifying severe misconduct: 24 hours
• Qualifying landlord reason: generally 90 days
🏙️ Inside Portland city limits:
Additional Portland protections apply regardless of which county contains the property. Covered terminations generally require 90 days’ notice and relocation assistance paid at least 45 days before termination:
• Studio/SRO: $2,900
• One bedroom: $3,300
• Two bedrooms: $4,200
• Three or more bedrooms: $4,500
Exemptions and special rules may apply. Outside Portland city limits, Oregon law and any applicable municipal requirements control.
Landlords may not change locks, remove possessions, shut off essential utilities, or otherwise force a tenant out without legal process.
