San Francisco's condo market is showing real momentum heading into fall.

New data shows August closings up 16.2% year over year, with the median condo sales price reaching $1,225,000, a 20.1% increase from last year. Sellers received an average of 106.3% of list price, and 53.5% of condos sold above asking.

The most notable shift is speed. Condos sold in a median of just 14 days in August, compared to 48 days the year before. That is the fastest August pace recorded in this market since 2010.

At the same time, inventory dropped 22.4% year over year, giving sellers more leverage and buyers a reason to act quickly once they find the right property.

The numbers for August-September 2026 are in for San Francisco's single family market. We kept momentum up through August, and the numbers tell a clear story.

The median sale price hit $1,855,000, up 23.7% from last year. Homes are moving fast too, a median of just 13 days on market, with 86.4% of sales going over asking.

Neighborhood activity stood out this month. The Sunset led all of SF in volume, followed by Excelsior/Portola, Bernal Heights/Glen Park, and Richmond/Lake Street, all family friendly pockets of the city that keep drawing steady demand.

Big week for SF's housing pipeline.

The Planning Commission issued final approval for a 67-story tower at South Van Ness and Market: 921 units, 681 of them for-sale condos, construction possibly starting next year. One block from City Hall, sitting over a Muni light rail station. Crescent Heights has been working this site for years. It's approved.

The same commission voted on 536 Mission Street. The former Golden Gate University site sold this week for $31.6 million. Two versions on the table: a pure office tower at 752 feet, or a 698-foot mixed-use option with 385 apartments on the upper floors. SOM designed both. The residential version would become one of the five tallest buildings in the city.

And at Balboa Reservoir across from City College, building permits have been filed for three more apartment buildings, pushing the 1,100-unit masterplan to 704 units permitted. Two affordable blocks are already under construction.

SF condo sales by neighborhood, Q2 2026, ranked by volume:

South Beach/Yerba Buena led all SF neighborhoods with 113 closed condo sales (more than double the next closest). Pacific/Presidio Heights followed at 78, Nob Hill at 50, and Russian Hill at 40.

Castro/Duboce Triangle (38), Marina/Cow Hollow (36), Noe Valley (34), and SOMA (34) round out the top eight. These neighborhoods span the full range of SF condo buyer profiles, from South Beach's amenity-rich towers to the smaller-scale flats and TICs of Noe Valley and Castro.

The broader Q2 picture: median condo price hit $1,300,000, up 6.9% year over year. Days on market fell from 27 to 15. 57.8% sold above asking, and sellers averaged 107.8% of list price received. Closed sales rose 24.4% year over year on 40.7% less inventory.

San Francisco's Q2 2026 condo numbers just came in, and they're worth a look no matter which side of a transaction you're on.

If you're thinking about selling, the market has swung in your favor. Condo inventory is down 40.7% from last quarter, meaning a lot less competition for your listing. And buyers are responding: 57.8% of condos sold over asking (up 43.4%), with the average sale landing at 107.8% of list price.

If you're buying, know that this market isn't waiting around. Condos are averaging just 15 days on the market, a 44.4% drop from before. Median sale price is $1.3M, up 6.9% year over year. If you find a place that checks your boxes, that's the moment to act, not sit on it.
