I recently closed on this one, and I'm still smiling about it. 😊

I met the buyers completely by chance at an open house; imagine that! They were first-time homebuyers from North Beach (my peeps!), who loved our little corner of the city, but were ready to explore a new neighborhood, near a park with great food.

That's it. That's the list.

We lost out a few homes before this one, which was hard and disappointing. In fact, they were even close to putting a pause on their search because the market was getting so competitive. But fortunately they didn't quit, they took another shot, and boy was it was worth the effort.

Because they ended up landing a fully updated three-bedroom, two-bath, steps from Golden Gate Park, Rossi Playground, the gym, and Clement Street, which I'd argue has the best food in the city.

So happy for these two! 🎉

Okay, it technically did, for about a day. But we had an offer in hand before we even went live. 😅

An eight-sided house on three separate lots, tucked along a creek in Rockaway Beach. There was nothing else like it on the market, and buyers knew it.

We used Compass's 3 Phase Marketing, launching on Private Exclusive, then Coming Soon, sharing it with our network along the way. By the time we officially hit the market Friday, a buyer connected through a San Francisco Compass agent we know well had already presented an offer the night before. A few rounds of negotiation later, we were ratified. Under contract, day one.

So happy for our sellers, who get to head back to the city for their next chapter. 🥂

Handing over the keys is my favorite part of this job, hands down. 🔑

Katie Dregier Fones and I closed on this gorgeous NOPA Victorian condo for our buyers, and this one was extra special. This was the first home they’ve ever bought!

They fell for the character: original moldings, wainscoting, ceilings for days, plus a kitchen that opens right onto a private deck overlooking the garden. Homes like this are exactly why people fall so hard for San Francisco.

Congratulations to our buyers! Here’s to coffee on that beautiful deck, a huge shared yard for their dogs to roam and many happy years in NOPA. 🥂

More and more of you are asking AI about buying and selling before you call me these days, and honestly? I get it.

It's fast, it's free, and it'll actually answer you at midnight. As a starting point, it's genuinely useful: ask it how closing works, what a contingency actually means, what homes in your range have been selling for. Get all that info!

But here's where it needs to stop... at the starting point.

AI can hand you a number. What it can't tell you is whether that number makes sense for this specific street (yes, we have micro-markets here!), what the seller's expectations are, how many offers you're competiting against, or when to push and when to hold back. That's not information you can look up; that's judgment, and I've earned mine one negotiation at a time.

So use the tool, I really don't mind! And when you're ready for the part AI can't do, that's where I come in.
