I staged a small dining nook this week that most sellers would have left as-is — and it became the shot every buyer asked about.

The table was the right size. The chairs were fine. But there was no reason to linger. Two minutes with a linen runner, a simple centerpiece, and candles at the right height — suddenly buyers were photographing it on their phones during the showing. Small spaces sell when they feel intentional.

The neighborhoods I keep circling back to for families right now.

Yukon and Mustang keep coming up for a reason — good school options, newer construction at still-reasonable price points, and enough community infrastructure that it doesn't feel like you're building from scratch. I've had three family buyer clients close in both corridors this year, and the feedback after move-in has been consistently positive.

I styled a model-home-style vignette in a resale listing last week that most sellers would have left bare.

A tray, two books, a small plant, and a warm lamp on a console that was just sitting there collecting space. The whole thing cost the seller nothing — we used what was already in the house. The listing photographer said it was the best-lit corner in the home. Buyers noticed it in every showing.

A client asked me this week if new construction upgrades are ever worth it — and my answer surprised her.

Some are. Most aren't. The ones that are worth every penny are the ones you literally cannot change after closing without tearing something apart — structural outlet placements, under-cabinet lighting runs, soft-close drawer hardware. The ones to skip are almost always the finishes: countertops, backsplash, flooring. You can source those better and cheaper yourself after you own it.

The staging details that actually change how buyers feel about a home.

It's not the big renovations. It's the lamp at the right height. The throw on the chair that makes a reading corner feel intentional. The candle that isn't lit but tells a story about who lives there. Buyers respond to evidence of a life well-lived — not to perfection, but to warmth and care.
