Everyone’s still in vacation mode (as they should be) but the market didn’t stop moving this summer, and if you’re even thinking about a fall move or already penciling in “maybe next year,” this is the update you want. No fluff, just what’s actually happening in Langley right now, broken down by property type so you can find yourself in it.

Acreages 🌾 Acreages & Country Properties

Buyer’s market, less competition, more negotiating room. Non-standard properties are sitting 60+ days on average right now.
If land’s on your wishlist — this is a “why wait” market.

Residential (Detached) 🏠 Residential Homes

79 sold in Langley in July (↓11% YoY) Benchmark: $1,500,900 (↓6.2% YoY) ~40 days to sell

Sellers are more open to conversation than they’ve been in years

Attached (Townhouse + Condo) 🏘️ Attached Homes

Townhouses: 83 sold, basically flat YoY $811,400 benchmark (↓4.9%)

Moving somewhere new comes with a lot of moving parts, and it’s easy to miss the stuff you don’t even know to look out for until you’re already settled in.

Most of the mistakes I see aren’t huge ones either. They’re little things that end up costing time, money, or sanity down the road.

You already know it’s a buyer’s market in Langley right now. Everyone’s telling you. 🏡

So why does it still feel hard?

Here’s the part nobody mentions: more listings and less competition don’t automatically make the decision easier. If anything, having options can make it harder to commit — what if something better comes along next week? What if prices dip more?

Truth is, you could wait for the “perfect” moment and just end up watching from the sidelines. Or you could use the leverage you actually have right now — room to negotiate, time to think, conditions that don’t get waived — and make a move that works for your life.
