✨Ottawa Market Statistics for September ✨

Ottawa's fall real estate market got off to a quieter start than anticipated, with September sales declining 6.6% compared to the same time last year and remaining relatively unchanged from August.

While new listings followed their typical seasonal increase, overall inventory climbed to 4.8 months of supply, reaching its highest level in a decade. This means buyers have more properties to choose from and greater negotiating opportunities.

Despite the increase in inventory and slower sales activity, home prices have remained remarkably stable. The average sale price dipped just 1.0% year-over-year, with little change from August, suggesting sellers are continuing to hold firm on pricing.

What does this mean for buyers and sellers?

For buyers, increased inventory means more choice and potentially more negotiating power. For sellers, strategic pricing, strong marketing, and proper presentation are more important than ever.

✨ Stats are out for the month of August ✨

Ottawa’s August real estate market continued to offer buyers more choice, with active listings up 11.3% compared to last year and 4.5 months of inventory available.

Sales were down 18.6% year over year, while the average sale price remained relatively steady at $688,253, up just 0.3%.

Overall, we’re seeing a more balanced market, where pricing and presentation continue to matter. If you’re considering buying or selling this fall, I’m always happy to talk through what these numbers mean for you.
