Ottawa’s September Market 🏡

Shakespeare might have described Ottawa’s September real estate market as “much ado about nothing.”

The anticipated fall bump in activity didn’t quite materialize. Sales were down 6.6% compared to last September and remained virtually unchanged from August. At the same time, new listings followed their typical seasonal pattern, pushing overall inventory to 4.8 months, the highest level we’ve seen in 10 years.

What I find particularly interesting is what hasn’t changed significantly: prices. Despite more choice for buyers and slower sales activity, the average sale price was down just 1.0% year-over-year and remained virtually unchanged from August. Sellers, for the most part, appear to be holding firm.

So, what does this mean for you?

More inventory can create opportunities for buyers, while sellers need to be thoughtful about pricing and positioning their homes in a market where buyers have more options. It’s a market that calls for perspective, patience and a strategy tailored to your individual circumstances.
