Bend’s market is slowing for winter — but it’s not frozen.

• Active inventory is up 2% vs last year (even with fewer new listings this month).
• 125 homes closed in November — plenty of activity.
• Average sale = 93–94% of list price → more buyer negotiating room than past years.
• Median price ~ $700K (only 2% up year-over-year) — a stable, if cautious, pricing environment.

Bottom line:
For buyers, this window may offer the strongest leverage of the year.
For sellers, now is the time to prepare for a strong January–February launch.
