As many of you know, real estate has been a huge part of my life for many years, but what some may not know is that my specialty has always been investment properties—particularly short-term rentals.

Long before short-term rentals became as popular as they are today, I was helping investors analyze opportunities, build portfolios, maximize revenue, and navigate the unique challenges that come with owning income-producing properties.

🏡 Short-Term Rental Owners: Do You Know Who Is Managing Your Property?

As the short-term rental industry continues to grow across Ohio, I think it's important for property owners to understand the difference between hospitality services, co-hosting, and licensed property management.

Many owners assume that anyone can legally manage a short-term rental on their behalf. However, certain activities may fall under Ohio real estate laws and require a licensed real estate professional.

Activities such as:

✔️ Negotiating rental terms
✔️ Procuring tenants/guests on behalf of an owner
✔️ Collecting and disbursing rental funds
✔️ Executing rental agreements
✔️ Representing an owner in leasing transactions

may require a real estate license under Ohio law.

On the other hand, services such as:

✔️ Maintenance coordination
