Rent control is supposed to protect renters.

Argentina is a prime example of why it often does just the opposite.

Roughly two years after Argentina's president, Javier Milei, repealed its national rent control law:

- 2x number of rental listings on the market
- 15-30% drop in rental prices (adjusted for inflation)

Rent control didn't fail because landlords are greedy. It failed because uncertainty drives away supply.

When there is more housing supply in a market, landlords compete and renters fare better.

If you care about rental affordability, uncertainty and supply matter a whole lot more than idealistic slogans.

Looking to buy your next rental property? Make sure you are working with an agent who actually has investment properties themselves.

We've had conversation after conversation lately of real estate investors getting screwed on rentals that they've bought that had little to no chance of cash-flowing well, let alone breaking even.

A common underlying cause is that the investors worked with agents who don't know the math behind making rentals work and simply want to earn a commission.

You wouldn't trust an out-of-shape trainer to help you in the gym. Why trust an agent in buying your next rental when he / she isn't in the game themself.
