Neil DiFranco was raised in the East Mount Airy section of Northwest Philadelphia by Philadelphia natives, Larry and Eileen DiFranco. Neil graduated with the 257th class of Central High School and went on to earn a Bachelor of Science in Business Administration from Drexel University in 2002. Beginning in 1995 and continuing through college, Neil worked and trained at Hortman Aviation out of the N

ortheast Philadelphia Airport. Connecting with the Hortman Aviation family was one of the most influential life events for Neil, eventually ushering him into a successful career in the Aerial Survey and Mapping industry. Neil worked at Keystone Aerial Surveys from 2003 to 2013 as a Sensor Operator, Survey Pilot and Project Manager where he was instrumental in Keystone’s shift from analogue film to predominately digital acquisition by assisting and guiding in the development of new workflows, procedures, techniques and management philosophies. Neil transitioned from working full time in the aerial survey industry at the end of 2013 and started DiFranco Aerial Consulting, LLC offering technical and management assistance out of his home in Flourtown. Though Neil was exposed to the Real Estate industry from a young age as the son of a Realtor, he did not develop a true interest in the industry until 2007 after he and his wife Theresa began renting out their multi-family property in Cheltenham and moved to Flourtown. Neil had considered moving into the real estate industry a number of times over the years, but only after realizing the significant time flexibility afforded by his consulting activities did he begin to seriously pursue a career in real estate. Since joining The Larry DiFranco Team at Elfant Wissahickon REALTORS® in Philadelphia, Pennsylvania in 2014, Neil has gained considerable experience representing both buyers and sellers on a variety of transactions in the greater Philadelphia area. Neil’s ability to navigate complex situations and his detail-oriented work ethic have proven to be extremely valuable when applied to real estate. Neil and his wife, Theresa, currently live in Springfield Township, Montgomery County where they are raising their two children. Neil is an active leader for a local Girl Scout Troop, a board member of the Liberty Swim League and an elected School Director for the School District of Springfield Township. Neil’s talents and drive coupled with the exemplary tutelage, resources and experience of Philadelphia’s leading independent brokerage help him provide his clients with the service and guidance they need in today’s real estate market.

A lot of people who want to move are telling themselves the same thing: "Maybe I'll just wait until later this year."

But before you decide, make sure you understand what you could be giving up too. Because moving this Summer does have its advantages.

For buyers, it could give you more options in your price point. Historically, there are over 30% more fresh listings in the Summer compared to the rest of the year.

For sellers, it can mean a better sales price. Data shows, on average homes sell for 4% more in the typical Summer month compared to usual month in the Fall or Winter (when demand typically falls off).

The point isn't to rush into anything. It's just to make sure you have the full picture before deciding whether waiting is really your best move.
