The Eastside’s inventory eased back in August after peaking at a decade high, as buyer activity picked up and started absorbing some of that supply. The median residential sold price fell to $1,445,721, down 8% from July and 6% from last year. Nearly half of homes sold only after a price drop, adding to buyers’ negotiating power, though sellers who price appropriately can still find success, nearly a quarter of homes sold above or at asking price.

Price adjustments remained common, with 45% of homes selling only after a reduction, while 65% closed within 30 days. With 2.9 months of inventory, the market is reflecting a tight balance that rewards buyers who negotiate and sellers who price thoughtfully.
