Sold this great house in Fort Collins yesterday for a friend. I love receiving random calls from friends when they need help selling a house but then again, I hate to see friends move away. In this case they were confident that it was time to move on. In fact they had already identified the next house, so we had to move quickly.

The home was very clean, great floor plan, perfect yard, good location and at the end of a cut-de-sac. We gave it a good price, did all of the marketing and held an open house the first weekend. Sure enough, I had the buyer sitting outside waiting for the open house to start. We worked through the details for a very strong offer and the rest is history.

I’m super happy with how this one went and I’m excited for the seller to put down roots in their new area.

I’m in the relationship business but that goes so much further than just my clients. I love having vendors who are more like friends. You’ve got to enjoy the people you surround yourself with.

I know odd information about my home inspector’s dating life, details about my handyman’s hospital visit, which hockey teams to bring up with my roofer, and the favorite breweries and pizza places of my lender.

Having previously been happy with the way I was doing listing photos, I was hesitant when these guys reached out to sell their services. I ran into them (at the bar) of an Eagles Hockey Game and decided to give them a shot.

Honestly, they have upped my game. Now I’m doing high quality videos that blow away my previous attempts, I added floor plans on every listing, and I always do drone photos.

The product I’m delivering my clients is better and I stop in the photo shoots now to discuss hiking adventures, swap old trail stories, joke around about what it must be like working all the time with your partner, and one of my favorite conversations: what is the latest and greatest way to grow a small business.

Side note, Next time I’ll be checking up to see how Kevin survives his mother-in-law staying with them. 🤣

Back in early 2021, I helped a family buy this home. It was only my third closing ever as a Realtor.

I was still figuring things out, learning every day, and working harder than ever. What I lacked in experience, I made up for with hustle, communication, and a genuine desire to do the right thing. Thankfully, they trusted me and were happy with the result.

Fast forward five years. Life changed, as it always does, and I was honored when they reached back out and asked me to help sell the home for them.

This time around felt a little different. With more than 90 closings under my belt, the process was smoother, the strategy was sharper, and the experience was there. The conversations felt natural; the game plan was clear, and I knew exactly how to help them reach their goals.

This closing is about more than just helping another family move on to their next chapter. It's also a reminder of how far I've come since those early days of learning on the fly and figuring things out one transaction at a time.

From day one, I never set out to be a salesman. I wanted to build a business built on relationships, trust, and doing good work for good people. Getting the opportunity to help clients a second time is one of the best reminders that approach is working.

This year I took another big step and launched the Hawbaker Home Team within Coldwell Banker Realty. The goal remains the same as it was on closing number three: keep learning, keep growing, and keep serving my clients at the highest level.

Wrapped this one up today. This great Loveland Townhome has brand new owners!

This seller was a friend of mine from a previous career. He reached out for some help getting this townhome sold and I was happy to make it happen. I've helped a lot of people buy or sell homes in Northern Colorado but it always means a little bit more when your friends reach out for help. I'm grateful for the opportunity and thankful that we put together a deal that made sense for all parties.

Helping people buy homes is pretty cool. There is excitement, stress, and many twists and turns throughout the process but I love getting to the closing table and celebrating the conclusion of the process.

Then the moving begins….

This family reached out over a year ago. We looked at some homes then worked on a plan to make it happen. Today the plan came together and I can’t be more excited for them.

He didn’t give up despite the fact that it took 6 weeks and several different locations as well as contracts on various properties before I was able to get a house I wanted. He made a tenuous and trying time less stressful. Would definitely recommend him and plan on using him next time as well!"

Not every home buying search and process is smooth but if you focus on the end goal and do the right things start to finish, everyone will be happy in the end.
